Position Overview The Floating Leasing Consultant will work across several properties, engaging in all aspects of leasing, marketing, and resident relations.

Essential Duties & Responsibilities

Perform property leasing and administration activities.

Arrive on site daily to greet, qualify, and tour prospective residents and complete leases.

Handle all closing tasks: appointments, lead generation, tours, unit maintenance, and follow‑up.

Prepare and submit leasing paperwork before move‑in.

Assist with lease audits, walk‑throughs, and unit turnover.

Maintain accurate prospect traffic data and respond to leads within 24 hours.

Implement sales and marketing strategies to increase traffic and achieve leasing goals.

Execute administrative tasks as required.

Respond to resident complaints, concerns, and requests to ensure satisfaction.

Assist in developing and implementing resident retention programs such as events, promotions, and newsletters.

Support general upkeep and cleaning of office, common areas, and model units.

Assist in marketing outreach and annual marketing plan execution.

Conduct market surveys and analyses to generate ideas and reports.

Maintain product knowledge of property, competition, and market conditions; complete weekly market survey reports.

Deliver excellent customer service and monitor service‑request turnaround.

Project a favorable image of the community for public recognition.

Ensure consistent resident interactions and enforce community policies as delegated.

Education & Experience

High School Diploma or equivalent.

Basic computer skills and understanding of on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements The role requires regular movement, use of ladders, stairs, and equipment; ability to lift up to 25 lbs.; work in various environments including outdoors, confined spaces, and at different temperatures; ability to work overtime, weekends, and night hours during emergencies.

Compensation Salary Range:

$17.00 to $20.00 per hour.
