Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities
Property leasing and administration.
Regular/daily onsite attendance required.
Show, lease, and move‑in prospective residents; greet, qualify, tour the community, and sign leases.
Conduct all functions necessary to close a lease, including appointments, lead generation, tours, model‑unit maintenance, and follow‑up.
Complete all leasing paperwork before move‑in.
Assist with lease audits, walking units, and tenancy transition processes.
Maintain accurate prospect traffic and leasing data; respond to leads within 24 hours.
Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
Perform administrative tasks as required.
Handle resident complaints, concerns, and requests to ensure satisfaction.
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Contribute to general upkeep and cleaning of office, common areas, and model units.
Marketing & outreach: assist in implementing annual marketing plan outreach.
Review and assist in market survey/analysis to generate ideas and formulate plans.
Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
Customer & resident relations: manage excellent customer service; monitor service‑request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in resident interactions and enforce community policies as delegated by the supervisor.
Education / Experience
High School Diploma or equivalent.
Basic computer skills and understanding of on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement, communication, and repetitive wrist/hand/finger motions.
Frequent ladder/stairs/scaffolding/ramp/stool use; prolonged standing or sitting.
Occasional movement in confined spaces, overhead positions, reaching, and lifting up to 25 lbs; operation of machinery, golf carts; exposure to hazardous chemicals; outdoor work; work in extremes; night hours; overtime and weekends.
Compensation Salary Range: $19 per hour to $19 per hour.
