Position Summary As the Maintenance Technician, you will be a key team player in the upkeep of the property by responding to service requests and completing repairs promptly. You possess a strong background in plumbing, general carpentry, and appliance repairs.

Maintain cleanliness of the property by addressing issues across parking lots, buildings, and all common areas.

Clear out vacated apartments.

Assist the Groundskeeper with service requests as needed.

Address issues with landscaping and snow/ice removal.

Communicate effectively with residents and coworkers, even in difficult situations.

Operate computers and other technological devices to access email and company‑utilized software.

Meet task deadlines as assigned.

Essential Job Functions

Provide exemplary customer service to all residents, proactively solving issues and creating a warm environment.

Maintain the physical condition of the property.

Utilize hand tools and power tools for upkeep tasks.

Picks up debris and removes other objects from the property.

Respond to issues outside of normal work schedule when required.

Deliver professional and timely responses to all work orders.

Follow all company policies and procedures.

Perform all other duties as assigned.

Specific Education or Experience

Required: Hold at least one certification—EPA Section 608 Certification (HVAC) or an equivalent HVAC Certification. If not currently certified, obtain it within 60 days of employment.

Preferred Certifications: OSHA 10 or OSHA 30, CPO (Certified Pool Operator), Plumbing or Electrical Licenses.

Physical Demands and Work Environment

Frequently sit, stand, and walk.

Regularly required to talk or hear.

Frequently required to use hands or fingers to handle or feel objects, tools, or controls.

Occasionally required to climb or balance, stoop, kneel, crouch, or crawl.

Occasionally lift and/or move up to 75 pounds.

Possess vision abilities for close, distance, and peripheral vision, with focus adjustment.

Noise level is usually moderate to high.

Work environment temperature is typically moderate; requires endurance against seasonal cold and heat outdoors.

Travel Requirements

Travel up to 10% of the time.
