Job Title: Maintenance Technician
Salary: $24 to $26 per hour

About The Maintenance Technician Position
Perform maintenance functions including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
Perform general carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Conduct proactive preventative maintenance: siding, painting, lighting, sprinkler, pool, golf-cart, and elevator maintenance.
Maintain the work order system, ensuring timely completion and resident satisfaction.
Inspect property grounds, buildings, and common areas to maintain safety and cleanliness standards.
Assist with property emergencies such as snow removal, inclement weather, fires, and floods.
Communicate promptly with maintenance leadership regarding all maintenance issues.
Observe and promote safety and risk management, complying with local, federal, state, and company regulations.
Participate in emergency on‑call/after‑hours assignments and adhere to response times.
Promote customer satisfaction by maintaining high standards of cleanliness, curb appeal, and professional interaction with residents.
Foster positive, collaborative relationships with residents, other properties, and associated agencies.
Maintain a professional demeanor and appearance at all times.
Adhere to all components of the company risk management program.
Education and Experience
High school diploma or equivalent is required.
At least one year of experience in the property management industry or a directly related field.
Possess general maintenance and carpentry skills.
Skills and Requirements
Maintain a valid driver’s license, clean driving record, and current auto insurance.
Ability to read, write, and understand English.
Ability to use general office equipment (telephone, fax machine, printer, copier, key track system).
Excellent customer service and interpersonal skills.
Strong organizational and time‑management skills.
Ability to multitask.
Ability to perform basic mathematical functions.
Ability to manage stressful situations with angry or difficult individuals.
Maintain confidentiality as required.
Maintain professional appearance and comply with uniform policy.
Comply with all safety requirements.
