Job Overview
Gallaher Signature Living is seeking a full-time Maintenance Director to join our Laurel Heights team. In alignment with GSL’s mission and values, Maintenance Director is responsible for keeping our Campus building systems running smoothly. From unit turns and service requests to landscaping and preventive upkeep, you make sure everything is safe, functional, and looking its best. You’ll lead a maintenance and housekeeping team, juggle multiple projects with ease, and partner with leadership to keep our community thriving. All responsibilities must be completed in accordance with Company policies and procedures, current standards, guidelines, and regulations.
This position salary is $83,200- $91,500/ year.
Key Responsibilities
Supervise and support the maintenance and housekeeping team through clear communication, training and accountability.
Set clear expectations and foster a culture of responsibility, hospitality, teamwork and efficiency.
Oversee daily maintenance tasks, including service requests, apartment turns, preventative maintenance, and landscaping.
Complete continued training for maintenance staff on appliance repair, carpentry, plumbing, painting, and electrical work.
Ensure turns are completed within deadlines set by the marketing team.
Perform hands‑on maintenance work as needed while effectively delegating tasks to the team.
Ensure safety standards and compliance requirements are met. Including all State and Federal Safety Standards.
Respond to on‑call emergencies and provide weekend coverage when required.
Coordinate and schedule vendors to complete work efficiently and minimize downtime.
Order supplies, track inventory, and oversee asset management for the community.
Manage vendor relationships to ensure quality and cost‑effective service.
Work with leadership to develop maintenance schedules, procedures, and long‑term property plans.
Use software to track service requests, organize workloads, and monitor progress.
Qualifications & Requirements
Strong working knowledge of building systems, including electrical, plumbing, HVAC and mechanical.
Comfortable using computers and able to learn maintenance management software.
Experience coordinating vendors and fostering relationships based on accountability and expectations.
3 years of property maintenance leadership experience.
Excellent leadership, communication, and organizational skills.
Candidates must pass a background test to be eligible.
Ability to work flexible schedules, including weekends or evenings
Knowledge of and/or ability to learn the theory and practice of assisted living and dementia care.
Able to work with seniors and patiently interact with cognitively impaired individuals.
Able to operate office equipment including copier, telephone, postage machine, time clock, medical alert system.
Able to adapt and respond to changes, make decisions, and prioritize tasks and projects.
Able to read, write and speak the English language to interact and communicate effectively with coworkers, supervisors, physicians, health care professionals, residents, and their families.
Must be highly motivated and able to work independently.
Able to obtain and maintain valid First Aid, CPR, and Food Handler’s certification, as needed.
Must pass a Criminal Background check and Health Screening tests, test within 72 hours of start date.
