Human Resources announces an opening for a 1.0 FACILITIES MANAGER I at Gunston Middle School GENERAL STATEMENT OF DUTIES The Facilities Manager is responsible for ensuring the effective and efficient operation of the facility serving the educational, recreational, and community needs of Arlington Public Schools. The incumbent plans, organizes, and manages repairs, maintenance, and operational services for various school buildings and grounds to ensure a safe, clean, functional, and well-maintained environment. The Facilities Manager work impacts students, staff, program participants, and the community by supporting uninterrupted instructional and community programming, preserving the condition and usability of the facility and grounds, and promoting a positive and welcoming setting for all users. ESSENTIAL FUNCTIONS Plan, organize, and supervise daily facility operations for the Gunston Middle School & Community Center to support educational and community programming. Direct and oversee building and grounds maintenance, repairs, renovations, and preventive maintenance to ensure timely, cost-effective completion of work. Develop, implement, and update preventive maintenance programs to extend the life of building systems, equipment, and facility infrastructure. Conduct routine and periodic inspections of the building, grounds, and mechanical areas to identify maintenance needs, safety hazards, and operational deficiencies. Coordinate maintenance and repair activities to minimize disruptions to instructional schedules, recreational use, and community events. Assign work to facility staff, including trades and custodial personnel, and monitor schedules, materials, and labor for efficiency and service quality. Directly supervise an Assistant Facilities Manager, Operating Engineer, Maintenance Technician, and Custodial Supervisor, including performance management and daily coordination. Evaluate the quality and completion of work performed by employees and contractors to ensure compliance with standards, specifications, and established procedures. Ensure compliance with local and national building, electrical, plumbing, and mechanical codes, and applicable safety and operational regulations. Enforce safety practices and regulatory compliance, including OSHA requirements, and address unsafe conditions through corrective action. Manage contractor and vendor services, including oversight of work performance, adherence to contract requirements, and evaluation of completed services. Prepare or review technical specifications, drawings, and bid documentation for facility repairs, upgrades, and construction-related projects. Coordinate and communicate with the Principal, assistant principals, APS colleagues, County colleagues and authorities, and external partners regarding facility needs and priorities. Respond to and resolve facility service requests and operational issues, prioritizing work based on urgency, safety, and program impact. Approve payroll, overtime requests, and timekeeping documentation to ensure accuracy and compliance with Collective Bargaining Agreements and APS procedures. Approve purchases of materials, supplies, and services using established procurement procedures and online ordering systems. Maintain accurate records of work orders, inspections, preventive maintenance activities, contractor services, and facility projects, and prepare reports as required. Develop and oversee staff training programs, including safety training, required licenses, apprenticeship initiatives, and onboarding of new employees. Address employee relations and disciplinary issues in accordance with Collective Bargaining Agreements, School Board Policies, and established procedures. Coordinate and direct emergency response activities related to facility incidents (e.g., mechanical failures, flooding, weather events), including evening and weekend response, as necessary. Performs other duties as assigned or required. REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES Comprehensive knowledge of current methods, theories, and practices of facilities and grounds maintenance, repair, and construction. In-depth knowledge of local and national building, electrical, plumbing, and mechanical codes, and compliance requirements. Skill in project planning, cost estimating, and preparing technical specifications, drawings, and bid documentation. Advanced computer skills, including proficiency in Microsoft 365, internet research, and online ordering systems to support operational decision-making. Ability to coordinate and plan the work of skilled tradespersons, resolve complex on-site issues, and enforce safety and regulatory requirements. Ability to supervise, direct, and evaluate staff and first-line supervisors, including assigning work, setting expectations, and monitoring performance. Skill in implementing facility operations and maintenance responsibilities in accordance with established policies, plans, and contractual requirements. Ability to read and interpret work orders, blueprints, diagrams, and technical sketches to ensure accurate completion of work. Skill in maintaining accurate records and preparing detailed reports related to facility operations, work orders, inspections, and completed projects. Strong verbal and written communication and interpersonal skills to work effectively with APS leadership and colleagues, County authorities, and diverse community groups, including coaching, counseling, onboarding staff, and communicating during emergency situations. MINIMUM EDUCATION, TRAINING AND EXPERIENCE Education:

A high school diploma/GED required. Bachelor’s degree in facilities management, engineering (mechanical/electrical/civil), construction management, building science, or a closely related field OR an associate degree in a related technical field plus additional directly related experience (commonly used as an equivalent pathway in facilities roles preferred. Experience:

A minimum of four (4) years of progressively responsible experience in facility operations and maintenance (commercial, institutional, school, or similar complex environment), including: oversight of building systems (HVAC, electrical, plumbing, life safety), Preventive maintenance planning, Contractor/vendor coordination budgeting, purchasing, and cost estimating required. Two (2) years of experience supervising facility/trades or custodial staff (can be included within the five years above) required. LICENSE/CERTIFICATION APPA or IFMA certification preferred. Salary based on the 2025-26 E-07 Scale salary schedule.
