Maintenance Supervisor

Job Overview As a Maintenance Supervisor, you will oversee the maintenance team, manage budgets and inventory, schedule work orders, and ensure all apartments are ready for new residents. You will also provide training and development for your team, uphold compliance standards, and maintain strong vendor relationships.
Education, Experience, and License Qualifications Education
High School or GED equivalent
Experience
Minimum 3 years in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical.
Prior supervisory or lead technician experience strongly preferred.
Licenses & Certifications
Valid Driver’s License
EPA certification
CPO Certification* highly preferred (in some states may be required)
Job Functions Team & Leadership Responsibilities
Lead, schedule, and supervise daily maintenance work, ensuring high performance and accountability.
Foster a culture rooted in excellence, integrity, and Hawthorne’s Live It values.
Supervise vendor partners, ensuring timely, safe, and quality work.
Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful execution.
Repair & Preventative Maintenance
Proactively identify and resolve service needs throughout the community.
Execute quarterly preventative maintenance programs to protect the physical asset.
Ensure HVAC, plumbing, electrical, and other systems operate optimally through hands‑on repair and oversight.
Make‑Ready Units
Oversee unit turn scheduling and execution, ensuring homes are move‑in ready and meet quality standards.
Inspect vacant units personally to confirm cleanliness, functionality, and presentation before move‑in.
Maintaining Building & Grounds
Implement and maintain a preventative maintenance plan for all buildings and equipment.
Ensure grounds, amenities, and common areas remain clean, safe, and beautifully maintained.
Support curb appeal and a welcoming environment through daily attention to community appearance.
Additional Responsibilities
Conduct on‑call emergency service rotation as scheduled.
Respond to service requests promptly, thoroughly, and professionally.
Follow safety guidelines in accordance with OSHA and company policy.
