Job Title: Revenue Manager

Who We Are Looking For: Reporting to the Director of Revenue Management, the Revenue Manager will lead a team of Revenue Specialists, partner closely with Regional Managers and cross-department leaders, and represent the Revenue Management department in both internal and client-facing discussions. The Revenue Manager is responsible for overseeing pricing strategy, rate management, and revenue optimization for a portfolio of 150+ self storage properties. This role ensures that revenue strategies are executed accurately, operational teams are supported effectively, and key initiatives are completed to drive measurable impact.

Primary Functions: Rate & Pricing Management

Oversee street rate and web rate management for 20+ properties, ensuring alignment with company strategy and market conditions.

Audit and approve all revenue management strategies for accuracy, consistency, and performance expectations on 150+ self storage properties.

Manage the full ECRI (Existing Customer Rate Increase) process, including processing ECRIs for 20+ properties and ensuring all increases follow guidelines and business rules.

Leadership & Team Development

Provide strong leadership, coaching, and accountability to the Revenue Specialist team.

Ensure team adherence to processes, accuracy standards, and revenue management best practices.

Lead the execution of one high-impact departmental rock per quarter, ensuring measurable outcomes.

Cross-Functional Collaboration

Maintain strong, responsive working relationships with all Regional Managers to ensure alignment on pricing strategy, concerns, and performance trends.

Participate in recurring monthly department lead meetings to align revenue management initiatives with operational, marketing, and technological priorities.

Actively participate in client calls to provide insight on rate strategy, performance trends, and pricing recommendations.

Onboarding & System Management

Lead onboarding of new properties into Value Based Pricing.

Supervise the onboarding of properties into Veritec for rate management.

Conduct recurring monthly meetings with the Veritec account manager to review system performance, enhancements, and portfolio-level strategy.

Other Responsibilities

Assist Director of Revenue Management with onboarding of new properties at each of the three stages of onboarding (Competition, Value Pricing, Tenant Rates)

Assist Director of Revenue Management in continuous development of the Veritec program, including further development of web rates, discounts, auction units, expansions, etc.

Attend weekly Core Team Connect meeting

Attend bi-weekly Revenue Management meeting

Periodic travel, when necessary, to onboard locations and effectively manage their rates

Quarterly travel to meet with Revenue Management team

Semi-annual travel for operations meeting

This role is remote, but candidate must be located in one of our current states of operation: AL, AR, FL, GA, IL, KS, KY, LA, MO, MS, NC, OH, SC, TN, VA

Required Skills/Abilities:

The ability to travel by car or airplane up to 25%

The ability to travel away from home for up to one week at a time, as requested

The ability to sit for extended periods of time, including but not limited to 8 hours at a time

The ability to stand for extended periods of time, including but not limited to 8 hours at a time

The ability to walk for extended periods of time

The ability to constantly operate a computer and other office equipment

The ability to communicate, converse with and express information in person, by phone and through other technology

The ability to maintain a regular and punctual schedule

The ability to be a self-starter

Education and Experience Requirements:

High school diploma or GED required

Bachelor’s degree in Business, Finance, or an analytical field, preferred but not required

2+ years of rate management experience or experience in a related field, highly preferred

Knowledge of property management or storage management preferred, but not required

Knowledge and understanding of Microsoft programs, with an proficiency in Excel is required
