Position Overview
As an Architect Construction Administrator, you will oversee the successful execution of architectural projects during the construction phase. Your main role is to bridge design and construction, ensuring projects are built according to plans, specifications, and standards. You will collaborate with project teams, contractors, and stakeholders to facilitate communication, solve construction challenges, and maintain quality and integrity.
Responsibilities:
Coordinate all architectural and sub-consultant activities related to construction contract administration, including process sketches, permit revisions, field observations, reports, change orders, revision management, and payment applications.
Manage the revision process to track and document changes, collaborate with teams, and ensure updated drawings are accessible and changes communicated effectively.
Review and evaluate change order requests, assessing impacts on scope, schedule, and budget, and negotiate resolutions with stakeholders.
Review payment applications for accuracy, verifying against project progress, change orders, and contracts, and facilitate proper processing.
Oversee the RFI process, ensuring timely responses and effective communication between design, contractors, and consultants.
Oversee submittals, ensuring documentation and compliance with standards, and review shop drawings and submittals for adherence to specifications.
Identify and resolve field problems in collaboration with project teams, maintaining project timelines and quality.
Provide leadership and mentorship to junior staff, fostering a collaborative environment.
Utilize architectural software such as AutoCAD and Revit to review and manage design documentation.
Support project closeout activities, including inspections, punch lists, and documentation.
Record changes to contract documents and review material test reports for compliance.
Assist in issuing ASIs, managing project closeout, and overseeing punch lists and substantial completion certifications.
Facilitate lessons learned sessions and oversee project archiving to ensure organized records.
Continuously improve project closeout processes, stay updated on industry trends, and incorporate best practices.
Knowledge of/Skills in:
Change order process, conflict resolution, construction applications for payment, contracts, interpersonal skills, interpreting construction documents, managing quality, problem solving, product substitutions, project budget management, project closeout procedures, records management, shop drawing review, site observation, team building, leadership.
Qualifications:
Architectural license and degree in architecture or related field.
10-15 years of experience in construction administration, specifically in multifamily projects in South Florida.
Proficiency in managing RFIs and submittals, and in software like Procore, AutoCAD, and Revit.
Excellent communication, detail orientation, proactive mindset, and leadership skills.
