Construction Manager as the governments Advisor (CMa) to construct a new laboratory building on the Denver Federal Center (DFC) for the Food and Drug Administration (FDA) to include Biosafety Level (BSL)-2 and BSL-3 lab facilities.
Desired Job Experience
- CMa / CxA work for a BSL- 2 or BSL-3 Laboratory up to regulatory code.
- CMa / CxA services for a facility in accordance with the NIH DRM for Biomedical Laboratories or Regulatory / Research Facilities.
- Experience on similar regulatory laboratory type projects with a value of at least $60,000,000.
- Projects meeting a minimum LEED Silver certification.
Desired Degree
B.S. in Construction Management, Engineering, or Architecture required.
Certifications, Licenses, and Registrations
Professional Engineer, Certified Construction Manager, Project Management Professional, or American Institute of Architects preferred but not required.
General Knowledge, Skills, and Abilities
Client expects the Contractor to work in collaboration with the entire Project Delivery Team, including but not limited to the Government, AE, CMc, Artist, customers, and stakeholders.
The Contractor shall advise client with sound management advice regarding all services to be performed. The project goals are to achieve the best quality, value and life cycle cost (LCC) while controlling schedule and budget.
Candidate shall take all reasonable measures to anticipate problems and delays to minimize or eliminate their adverse impact to the project schedule, budget, and approved design.
Candidate shall take the initiative and act to promptly resolve conflicts, mitigate circumstances that could lead to claims, and keep customer advised of any potential disputes and project delays.
Candidate shall exercise due diligence to ensure that the project meets applicable requirements, codes, regulations, standards, and the project construction documents.
Candidate shall understand and fully comply with the principles of Federal contracting including contract administration in accordance with Federal Acquisition Regulation (FAR), the General Services Administration Manual (GSAM), and Public Buildings Services acquisition policy.
Candidate shall follow the Construction Management Association of America (CMAA) Construction Management Standards of Practice. The Contractor shall establish and maintain communication and professional relationships with GSA, FDA, and all Project Delivery Team members throughout all project stages.
Where differences of opinion exist between the Candidate and GSA, the Contractor shall not discuss them in the presence of third parties.
