Position Overview:
We are seeking an experienced Senior Project Manager / Estimator to oversee and execute projects in our Arizona division. This role is ideal for a highly organized self-starter who excels at following established systems, has strong technical expertise in residential and multifamily construction and estimating (including site and excavation oversight), and can work independently while staying closely aligned with our Washington-based team.
Key Responsibilities:
Estimating & Pre-Construction:
- Perform accurate quantity take-offs and develop detailed construction estimates for custom homes, major renovations, and multifamily projects.
- Prepare and issue bid packages to trade partners, analyze bids, and make award recommendations.
- Maintain and continually update vendor and subcontractor databases to ensure competitive, reliable pricing.
- Identify and resolve design or scope discrepancies in plans before construction begins.
Project Management:
- Manage all phases of assigned projects from pre-construction through final punch and close-out.
- Create and maintain detailed project schedules and budgets, updating regularly.
- Lead subcontractor coordination, including schedule, performance, and quality compliance.
- Conduct regular on-site inspections to ensure work aligns with plans, quality standards, and safety protocols.
- Oversee excavation and site work activities to ensure proper execution and sequencing.
- Manage change orders, ensuring impacts to budget and schedule are properly documented and communicated.
- Provide consistent, proactive communication with clients, architects, engineers, and the Washington team.
- Maintain thorough, organized project documentation including logs, photos, daily reports, and meeting notes.
Process & Accountability:
- Strictly follow company workflows and processes established in Washington, including documentation standards in Google Drive and daily updates in project management platforms (e.g., UDA ConstructionOnline).
- Ensure all tasks and commitments are tracked and completed on schedule strong follow-through is non-negotiable.
- Support administrative and operational needs in close collaboration with the Washington-based team.
Required Qualifications:
- Minimum 10 years of residential construction experience, with at least 5 years as a Project Manager.
- Proven experience managing multifamily construction projects from start to finish.
- Strong experience in estimating and bid preparation for residential, multifamily, and luxury remodel projects.
- At least 1 year of hands-on experience overseeing excavation and site work.
- Ability to read and fully interpret architectural and engineering plans and documents.
- Proven track record of successfully managing multiple projects, maintaining budgets and schedules.
- Exceptional organizational skills and ability to self-manage without daily oversight.
- Strong leadership, communication, and client management skills.
- Strong technological skills required, including accurate typing, computer proficiency, and comfort with construction management software (UDA ConstructionOnline, PlanSwift, Bluebeam, etc.) and Google Suite.
- Physically able to perform job site inspections and occasionally assist hands-on as needed.
- Valid drivers license and reliable transportation.
Preferred:
- Familiarity with Arizona building codes and permitting processes.
- Bachelors degree in Construction Management or related field.
