Position Summary
Support the Asset Management departmental goal of maximizing operations and returns at the individual asset level and the overall fund/portfolio level. Monitor existing assets both during construction and on-going operations, performing financial and trend analyses, and preparing key reports for both internal and external users.
Requirements
Duties and Responsibilities Support the day-to-day asset management of existing and under development properties. Perform cash flow modeling and update/reforecast proforma models. Analyze property income and expense financial data to identify areas of opportunity or concern that impact property performance. Review key operating metrics and identify financial trends. Perform budget-to-actual variance analyses and provide insights to management. Assist in the annual budgeting process, quarterly reforecasts, and monthly operational updates. Assist in the preparation of quarterly Investor Reports and preparation of weekly, monthly, and quarterly Asset and Portfolio Management Reports. Assist in the compilation of data and metrics required by the Sales Team. Track key economic data as well as multifamily fundamentals at the national, market and submarket level. Assist in the coordination, analysis, and other efforts for specific property needs related to lease up activity, recapitalization, disposition preparation, and major capital project implementations. Assist with due diligence in evaluating capital projects and renovations. Conduct portfolio and property-level research projects, utility expense analysis, and review ancillary income contracts and payment schedules to identify business opportunities. Review real estate tax assessments and participate in discussions with third-party real estate tax consultants regarding tax appeal strategies. Review annual insurance renewals and help manage associated tracking system. Review loan documents, and complete loan abstracts, for loan management and compliance purposes. Coordinate with other departments and respond to any requests for property-level data and metrics to report to investors, lenders, partners, or others.
Requirements Relevant Work Experience : Up to 2 years' experience in the commercial real estate industry, preferably within the multifamily sector. Internship experience acceptable. Education:
Bachelor's degree in Business Administration, Real Estate, Finance, Accounting, Economics, Real Estate Development or related field, or equivalent combination of education and experience. Knowledge and Skills:
Exceptional financial and numerical analytical skills. Demonstrated passion for real estate. Team player with a commitment to excellence and a high level of integrity. Strong quality and detail orientation. Computer Skills:
Advanced proficiency in Microsoft Excel and PowerPoint. Familiarity with CoStar, RealPage and other Business Intelligence and Revenue Management systems a plus.
Salary and Benefits
Griffin Capital's salary ranges are determined by role, duration of direct experience, and internal and external pay equity considerations. The base salary range for this full-time position is $70,000-$130,000 + annual bonus eligibility + benefits.*
