How do you fit in?
The Maintenance and Facilities Manager leads, directs, and coordinates the activities of Maintenance and Facilities Technicians involved in the repair, maintenance, installation, and support of industrial manufacturing equipment and facility systems. This includes oversight of machines, tools, and systems such as HVAC, Pump Room, Chiller and Water Systems, Resin Delivery Systems, and other building infrastructure.
This role is responsible for providing strong leadership, promoting and enforcing safe work practices, and developing or approving procedures to optimize efficiency across both industrial and building maintenance operations. The manager ensures that all maintenance activities support operational reliability, regulatory compliance, and continuous improvement initiatives.
Manage the maintenance team. Serve as the technical resource to building, Maintenance and operations regarding engineering solutions, equipment improvements, and emergency repairs. Oversee day to day maintenance and repair of buildings, grounds and associated equipment. Manage installation, inspection, preventative maintenance and repairs of building systems including mechanical, electrical, plumbing, HVAC and waste management. Fiscal responsibility for department budget, including maintenance administration, maintenance parts and outside services for facilities and maintenance repairs. Promote systems and culture that strive for word class Facilities and Industrial Maintenance, including total predictive maintenance, lean manufacturing, 5S, and equipment reliability. Responsible for coordinating contractor work on site as it pertains to production equipment repairs and Facilities Maintenance equipment. Manage and review standard operating procedures and work instructions. Implement a regimented preventative-maintenance program Act as liaison to public utility, environmental, and energy agencies Plan and write capital expenditure requests for maintenance and facility-based projects. Act as maintenance point person for management of change approval on new and modified facility and operational equipment. Ensure compliance with regulatory affairs, FDA, OSHA, and process hazards analysis (PHA). Ensure all Safety programs and procedures are followed, accepted and endorsed by the entire department. Lead both Facilities and Maintenance planning team to ensure proper scheduling of work, effective utilization of man-hours, minimization of work order backlog, and PM compliance. Optimize the computerized maintenance management system to be used as a maintenance improvement tool; evaluate equipment histories, modify and improve preventive maintenance system, track and assess key maintenance metrics. Interface and collaborate with cross-functional teams to ensure efficient working relationship with members of all Airlite Teams. Promote a culture of safety, quality, and environmental stewardship. Uphold and maintain organizational values and standards. Take the initiative to ask for and offer help when needed. Other duties as assigned.

Is responsible for the overall direction, coordination, and evaluation of direct reports. Carries out managerial responsibilities in accordance with the company's policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and correcting employees; addressing complaints and resolving problems.

Qualifications, knowledge, skills abilities required:
Bachelor's degree preferred. Minimum of five (5) years of experience managing maintenance teams is required. Minimum of 10 years of experience in manufacturing environment. Strong documentation skills. Strong communication, multi-tasking, problem solving skills. Demonstrated ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ample knowledge of electric, hydraulic, pneumatic, and plumbing systems Capability to solve complex problems, utilizing strong critical thinking and decision-making skills. Superior organizational skills and the ability to assemble resources needed to orchestrate multiple projects/activities and accomplish goals. Model a collaborative leadership style with the ability to build partnerships and influence others into action. Excellent verbal and written communications skills. Excellent interpersonal skills and consultative approach; tactful in dealing with people at all levels. Strong sense of urgency, self-motivated and positive. Flexible and adaptable; able to work in ambiguous situations. Ability to actively lead change initiatives. Display highest ethical standards. Maintain the utmost level of confidentiality in dealing with sensitive information. Detail oriented, with the ability to multi-task in a fast-paced environment.
Physical Demands and Work Environment:
While performing the duties of this job, the employee is frequently exposed to work near moving mechanical parts and risk of electrical shock. The employee is occasionally exposed to work in high, precarious places; outdoors weather conditions; extreme cold (non-weather); extreme heat (non-weather) and vibration. The noise level in the production floor is usually loud.
