Position Summary:
Directs and executes the administration of the real estate portfolio, including planning, negotiations, title abstracting and evaluation, acquisitions and sales, appraisal review, property management, facilities management and analysis, financial structuring, leasing, land and warehouse development, and more.
Key Responsibilities/Duties:
- Manage staff, delegate tasks, conduct evaluations, and handle employee relations.
- Draft, review, and interpret legal documents such as lease agreements, development contracts, RFPs, financial reports, MOUs, licenses, rights of entry, title reports, and technical plans; provide verbal and written responses to stakeholders and present to the Port Commission.
- Prepare master real estate development plans by terminal, identifying land opportunities, optimal land uses, and infrastructure needs for marketing to tenants and developers.
- Develop and implement management policies for all real estate activities, including lease standards, environmental compliance, and development standards.
- Negotiate multi-million-dollar lease transactions and purchase agreements with external parties.
- Monitor leased properties for compliance and operational standards, ensuring adherence to lease terms and regulations.
- Maintain effective communication with tenants, developers, and real estate brokerages.
- Coordinate with infrastructure staff on capital improvements supporting real estate projects.
- Analyze financial performance periodically and manage budgets.
- Participate in senior management initiatives, staff development, and organizational culture promotion.

- Perform other duties as required.
Education/Experience:
- Bachelor’s degree in Business Administration, Real Estate, or related field; Master’s preferred.
- 7+ years of relevant corporate or port real estate experience.
- Previous supervisory experience required.
- Texas Real Estate Broker’s License required.
- Senior Right of Way Certification preferred.
Knowledge, Skills, Abilities, and Behaviors:
- Expertise in real estate negotiations, leasing, land development, and sales.
- Knowledge of property management, contract management, and financial structuring.
- Strong communication, negotiation, leadership, and organizational skills.
- Ability to interpret and draft complex real estate documents.
