The Marketing Manager is responsible for developing, implementing, and analyzing strategies for effective traffic generation for communities in their portfolio. This includes providing the best data possible to drive traffic, tours, and marketing spend decisions. Successful on-time and within-budget lease-ups and timely program implementation for both lease-ups and stabilized communities are daily activities. Managing Gables and third-party client relationships is critical to the portfolio’s success.
Responsibilities
- Manage and support all lease-up efforts in the assigned markets.
- Represent the markets as the regional marketing expert, recommending, outlining, and managing strategic marketing plans.
- Work with CMs/RMs/VPs to ensure traffic opportunities to the communities are maximized, marketing standards are followed, and renovations and lease-ups are on budget.
- Assist with third-party RFP new business presentations as needed.
- Leverage existing and new software to improve the customer experience.
- Manage Gable Residential’s collateral storefront.
- Identify, implement, measure, optimize, and drive new marketing initiatives.
- Interpret data to improve performance, both qualitative and quantitative.
- Manage ILSs and other digital marketing efforts, including listing opportunities and enhancements.
- Create and manage lease-up plans, takeovers, and third-party presentations.
- Oversee marketing programs and enhance reporting capabilities.
- Analyze marketing metrics to identify cause and effect relationships.
- Identify positive financial outcomes to increase profitability.
- Develop strategies for marketing campaigns and examine related data.
- Stay updated on industry news and trends.
- Perform other related responsibilities as defined by the VP or SVP.

- Ability to work across disciplines including Revenue Management, Asset Management, and IT.
- Represent Gables in industry panels and task forces when appropriate.
Education
Bachelor's degree in marketing, market research, statistics, computer science, math, social sciences, business administration, or communications. An MBA or other advanced degree is preferred but not required. Must be fluent in reading and writing English.
Professional Experience
Five to seven years of experience in multi-family marketing.
Travel Requirements
Up to 20% travel required.
Licenses/Equipment
Valid driver’s license and current automobile insurance are required. Ability to use general office equipment including computers, printers, copiers, fax machines, postage, and binding machines.
