LV Property Management is growing and seeking a full time Compliance Specialist - Affordable Housing in Waukesha, WI Overview: The Compliance Specialist - Affordable Housing will partner with the Property Manager on reviewing and analyzing resident records used for determining eligibility, move-in certifications, and annual and interim certifications for Section 8 and Tax Credit. This person will also work on resident relations, leasing, and day-to-day operational management for a market rate and Section 8 community. Pay: starting at $23/hr., plus bonuses, commission opportunities, and affordable benefits Location: Waukesha, WI Responsibilities: Completes, on a timely basis, a thorough review of all steps of initial certification, annual recertification, and interim recertification on behalf of the residents to ensure compliance with all applicable program rules and regulations in accordance with agency protocol. Process and review Enterprise Income Verification (EIV).

Stay up to date with HUD and HOTMA regulations. Manage property unit inspections in accordance with HUD, WHEDA, and LV policies. Complete and submit Special Claims for Vacancy Loss to WHEDA. Answer phones, prescreen applicants, give tours, and conduct leasing responsibilities as necessary. Conduct credit checks, income checks, reference checks, and periodic market surveys. Assist with resident relations and complaints concerning rent payments, service requests, etc. Assist with newsletters and promotional flyers and help plan community events. Manage rent collections, renewals, record & deposit rental payments, application fees, security deposits, etc. Update and maintain property wait list. Requirements: 2+ years of affordable housing program knowledge COS and HCCP certification preferred Knowledge of HUD regulations including HOTMA Entrata, Microsoft Word, Excel, and Outlook experience preferred Strong attention to detail Excellent verbal and written communication skills High level of organization and time management skills Ability to work independently, multi-task, and prioritize Benefits: Generous quarterly and year-end bonus opportunities.
