The Leasing Consultant is the community's sales representative and is responsible for interacting with residents (potential and existing) on behalf of FPI to assist with viewing/touring the property, providing accurate information about each apartment home, properly process rental applications, secure lease agreements from qualified persons, and assist with lease renewals as required. The Leasing Consultant is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy, and supports the overall objective of meeting the expectations of the Client, based on the respective financial operating budget and management agreement. Property Name: Richfield Place Address: 6001 Grammarcy Cir, Richmond, VA 23227, USA Full-Time Unit Count: 266 Driving a site-owned golf cart is a requirement for this role; a valid unrestricted United States Driver's License is required. Duties and Responsibilities

Client Relations: Carry out the philosophies and wishes of the Owner in daily operations to ensure FPI meets Client objectives and expectations. Communication: Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing FPI. Leasing/Occupancy: Maintain occupancy levels as established by owner/budget expectations; exhibit professional leasing techniques; assist with monthly Market Surveys and analysis; assist with advertising and marketing strategies; exhibit closing ratios for phone and walk-in traffic per FPI policy; ensure online marketing sources are updated daily; promote positive resident/management relations and assist with resident retention programs; ensure move-in orientation is completed consistently. Reporting and Document Management: Maintain resident files and ensure the daily integrity and confidentiality of documents; ensure documents and reporting systems are maintained and organized; may assist in periodic reporting requirements. Risk Management: Ensure compliance with Risk Management items through FPI SOPs; report injuries or property damage through proper channels; react calmly in emergencies. Facility Maintenance: Assist residents with reporting maintenance needs; document and monitor maintenance needs; follow up on requests to promote satisfaction. Other: Enforce community rules and regulations; comply with Fair Housing Laws and FPI policies; adhere to Dress Code; meet training requirements; perform other duties as directed by supervisor. Qualifications

Minimum Requirements:

Familiarity with affordable housing programs (e.g., LIHTC, HUD programs, USDA-Rural Development, HOME Funds and Bonds). Minimum 1 year of experience in a similar role, preferably in Residential Property Management; experience in hospitality, retail, sales, or customer service will be considered. High School diploma or equivalency; college degree in a related field preferred but not required. Proficient in English (speaking, reading, writing). Strong computer skills (MS Office, Google Apps, property management software, email, internet). Skills Required:
