$65,000.00/yr - $75,000.00/yr . Summary:

The primary purpose of the Maintenance Director is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current, federal, state and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that our facility is maintained in a safe and comfortable manner. Note:

This role requires interaction with residents and staff, and adherence to safety and privacy guidelines.

Responsibilities

Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.

Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department.

Coordinate maintenance services and activities with other related departments. Make written or oral reports/recommendations to the Administrator as necessary/required concerning the operation of the Maintenance Department.

Assist in establishing a preventive maintenance program.

Repair facility/resident property as necessary. Coordinate with outside vendors to make repairs or replacements as cost effectively as possible; ensure outside services are properly completed/supervised in accordance with contracts/work orders.

Identify, evaluate, and classify routine and job-related maintenance functions to ensure tasks involving potential exposure to blood/fluids are properly identified and recorded.

Inspect storage rooms, workrooms, and utility/janitorial closets for upkeep and supply control.

Participate in facility surveys (inspections) and develop a plan of correction for maintenance deficiencies noted during survey inspections; provide written copy to the Administrator.

Stay informed of economic conditions and recommend adjustments in maintenance services to maintain a clean, safe, and comfortable environment.

Complete administrative duties to assure control of equipment and supplies; delegate a responsible staff member when absent.

Maintain confidentiality of resident information, including protected health information, and report any suspected violations.

Serve on facility committees (e.g., Infection Control, Safety, QA) and provide reports as required.

Attend department head meetings and participate in planning and conducting training for staff.

Supervise safety and fire protection programs; ensure staff follow safety regulations and wear appropriate protective equipment.

Ensure maintenance policies address safety precautions and equipment use; report equipment or facility damage promptly.

Obtain and maintain MSDS for hazardous chemicals and ensure proper labeling and storage; train maintenance personnel on hazard recognition and protective measures.

Develop and implement waste disposal policies; ensure proper handling of PPE and infectious wastes.

Forecast department needs and adjust to conform to the approved budget; monitor monthly operating statements.

Maintain regular rounds to ensure equipment availability and proper operation; promote efficient use of supplies.

Ensure PPE for handling infectious materials is available and accessible.

Place orders for equipment and supplies as necessary.

Label or tag equipment contaminated with blood or infectious material before repair or decontamination.

Handle emergencies, rescheduling, and maintenance planning as needed.

Ensure proper disposal of medical waste per facility procedures.

Perform other duties as assigned.

Qualifications

Minimum high school education or equivalent.

At least 3 years of supervisory experience in a maintenance/plant-related position.

Knowledge of boilers, compressors, generators, and various mechanical, electrical & plumbing systems; ability to read blueprints.

Knowledge of building codes and safety regulations; valid license as required by standards and laws.

Ability to read, write, speak and understand English; ability to make independent decisions when warranted.

Ability to interact tactfully with residents, families, staff, and external parties; knowledge of maintenance practices in nursing care facilities.

Ability to plan and carry out repair, new construction, and equipment installation programs.

Ability to relate information about a resident’s condition and respond appropriately.

Physical Demands

Move intermittently; function independently with flexibility and integrity.

Meet general health requirements including medical/physical examination.

Relate to ill, disabled, elderly, and emotionally upset individuals; handle residents with maturity.

Lift 25 pounds to 5 feet; push/pull/move up to 50 pounds over 50 feet; assist in evacuations during emergencies.
