This job description is intended to reflect the general responsibilities and qualifications for the role; actual duties may vary. Responsibilities

The Strategic Sourcing Specialist will lead procurement and vendor management activities across both Property Development Services (PDS) and Integrated Facilities Management (IFM) portfolios. This role requires expertise in sourcing strategies for both capital construction projects and ongoing facilities operations, ensuring cost optimization, risk mitigation, and service excellence across the real estate lifecycle. Strategic Sourcing & Procurement Develop and execute comprehensive sourcing strategies for PDS construction projects and IFM service contracts Manage end-to-end procurement processes including RFP/RFQ development, vendor evaluation, and contract negotiations Establish and maintain preferred vendor networks for both development and facilities management services Conduct market analysis and benchmarking to ensure competitive pricing and terms PDS-Specific Functions Source and qualify general contractors, subcontractors, and specialized construction vendors Manage procurement for construction materials, equipment, and professional services Coordinate with project managers on vendor selection for development projects Ensure compliance with construction industry standards and regulations IFM-Specific Functions Source facilities management service providers (cleaning, security, maintenance, landscaping, etc.) Manage vendor relationships for ongoing operational services across client portfolios Develop service level agreements and performance metrics for FM vendors Coordinate with account managers on service delivery requirements Vendor Management & Performance Monitor vendor performance against established KPIs and SLAs Conduct regular vendor reviews and implement improvement plans Manage vendor onboarding, training, and compliance requirements Develop contingency plans and backup vendor relationships Financial Management Negotiate contracts to optimize cost and risk allocation Track and report on sourcing savings and cost avoidance Manage vendor payments and budget adherence Support financial forecasting and budget planning processes Qualifications

Education & Experience Bachelor's degree in Business, Supply Chain Management, Construction Management, or related field 5+ years of strategic sourcing experience, preferably in real estate, construction, or facilities management Professional certifications (CPSM, CPPO, or similar) preferred Technical Skills Strong knowledge of construction and facilities management markets Experience with procurement software and vendor management systems Proficiency in contract negotiation and risk assessment Advanced Excel skills and data analysis capabilities Core Competencies Deep understanding of both construction and facilities management industries Strong analytical and problem-solving abilities Excellent communication and stakeholder management skills Ability to work in fast-paced, multi-client environment Detail-oriented with strong project management capabilities Preferred Qualifications Experience in commercial real estate or corporate facilities management Knowledge of sustainability and ESG sourcing practices Familiarity with JLL service delivery models Experience managing global or multi-regional vendor relationships Compensation and Benefits
