Overview
Director of Commercial Construction - Developer/Builder - Base Salary to 200k/year, Park City, UT. Our client is a developer/builder of luxury resort developments in the Park City area. Supporting luxury real estate, their developments have a wide array of member-exclusive amenities such as clubhouses, golf courses, restaurants, parks, pools, ski lodges, and other recreational structures. The Director of Commercial Construction will oversee the planning and construction of various commercial amenities and support facilities in the community. The Director reports directly to the General Manager and owner/developer and will interact with the President of Homes and Director of Land Development. The role is responsible for managing the commercial construction team, providing senior leadership, and fostering a positive culture of excellence and professionalism. Depending on project size/scope, the Director may also oversee an outside general contractor hired to construct one or more amenity buildings. Responsibilities: Hiring, supervising, directing and supporting project managers and superintendents as well as the support teams in purchasing, estimating and accounting Overseeing the planning, pre-construction, permitting, bidding, budgeting, construction and delivery of upcoming commercial club buildings and amenities, ensuring projects are completed on time, within budget and constructed to high quality Updating and maintaining regular progress reports and communication with Senior Management and Owner, including weekly status reports on construction schedule, buy out, procurement, contracting and any issues needing resolution Accurately maintaining the master construction schedule for each job in progress Participating in monthly meetings with ownership and weekly meetings with the commercial and land development teams Mentoring and building project teams to maintain high levels of morale and productivity Introducing best commercial construction practices, including using a commercially standard construction software platform to manage all jobs Managing project risk exposure and proactively accounting for unforeseen time impacts to schedule and budget Complying with and enforcing all company safety and security policies and procedures; reporting incidents and unsafe practices to management and managing the process as needed Managing all plan development phases through Construction Documents (including coordination with architects and engineers) Leveraging the planning and estimating team to develop reliable budgets and project timelines Ensuring no gaps in project scopes and specifications to ensure proper budget and cost control Reviewing and approving RFI and submittals logs to ensure timely responses Overseeing and participating in Value Engineering exercises and reviewing the viability of all solutions Overseeing all permit applications and obtaining all permits and approvals, including local, state, and federal Overseeing all subcontract awards, subcontract execution, and timely release of POs to ensure construction timelines are met Directing the Purchasing/Estimating team to ensure contracts and POs are completed in accordance with company policies and with proper lead time Reviewing and negotiating Change Order requests from trade partners and suppliers Overseeing project close out, including punch lists and final delivery of all commercial projects Working with contractors and legal counsel to resolve concerns and disputes in a timely manner Personally reviewing and approving work completion and pay applications from trade partners and suppliers Qualifications: Bachelor’s degree in construction management and/or 20+ years related experience working on commercial projects Current GC license (preferred but not required) Experience managing commercial projects from $1 million to $20+ million Ability to effectively lead, mentor and build high-performing teams Ability to identify deficient plans and provide resolutions Thorough and attentive to details; strong organizational skills and ability to run multiple tasks simultaneously Ability to communicate with and establish strong relationships with trade partners, vendors, and employees at all levels Extensive knowledge of construction industry practices and procedures, software systems, and construction scheduling and cost control Working knowledge of construction law and practices Knowledge of construction costs to oversee Purchasing/Estimating team with budget development and management Strong negotiation skills Ability to proactively plan for risks and meet or exceed deadlines Ability to read and comprehend complex instructions, plans, and specifications Proficient in Microsoft Office Suite (Word, Excel, Outlook) and other computer/web-based applications.
