Director of Commercial Construction - Developer/Builder - Base Salary to 200k/year - Park City, UT Our client is a developer/builder of luxury resort developments in the Park City, UT area. Supporting the luxury real estate, their developments have a wide array of member-exclusive amenities such as clubhouses, golf courses, restaurants, parks, pools, ski lodges, and a variety of other recreational structures. Currently, they are looking to fill the role of Director of Commercial Construction to oversee the planning and construction of various commercial amenities and support facilities in the community. The Director of Commercial Construction will report directly to the General Manager and owner/developer and will have close interaction with the President of Homes and Director of Land Development. The Director of Commercial Construction is responsible for managing the commercial construction team, providing experienced senior leadership and fostering a strong culture of excellence and professionalism in a positive team environment. Depending on the size and scope of the projects, the Director of Commercial Construction may also oversee an outside general contractor hired to construct one or more amenity buildings.

Responsibilities

Hiring, supervising, directing and supporting project managers and superintendents as well as the support teams in purchasing, estimating and accounting

Overseeing the planning, pre-construction, permitting, bidding, budgeting, construction and delivery of upcoming commercial club buildings and amenities, ensuring the projects are completed on time, within budget and constructed to superior quality

Updating and maintaining regular progress reports and communication with Senior Management and Owner, including weekly status reports to management/ownership on construction schedule, buy out, procurement, contracting and any issues/decisions needing resolution

Accurately maintaining the master construction schedule for each job in progress

Participating in monthly meetings with ownership and weekly meetings with the commercial and land development teams

Mentoring and building project team to maintain high levels of morale and productivity

Bringing best commercial construction practices to the team, including utilizing a commercially standard construction software platform to manage all jobs

Managing project risk exposure and proactively account for and manage all unforeseen time impacts to schedule and budget

Complying with and enforcing all company safety and security policies and procedures; reporting all incidents, injuries, and unsafe work practices to management and manage process as needed

Managing all plan development phase through Construction Documents (including coordination with architects and engineers)

Leveraging the planning and estimating team to develop reliable budgets and project timelines

Ensuring no gaps in project scopes and specifications to ensure proper budget and cost control

Reviewing and approving RFI and submittals logs to ensure they are addressed timely

Overseeing and actively participating in Value Engineering exercises and reviewing the viability of all solutions

Overseeing all permit applications and obtaining all permits and approvals, including any local, state, and federal approvals

Overseeing all subcontract awards, subcontract execution, and timely release of POs to ensure construction timelines are met

Directing the Purchasing/Estimating team to ensure contracts and POs are completed in accordance with company policies and with proper lead time

Reviewing and negotiating any Change Order requests from trade partners and suppliers

Overseeing all project close out, including punch lists and final delivery of all commercial projects

Working with contractors and legal counsel as needed to resolve any concerns and disputes related to commercial projects in a timely manner

Personally, reviewing and approving work completion and pay apps from trade partners and suppliers

Qualifications

Bachelor's degree in construction management and/or 20+ years related experience working on commercial projects

Current GC license (but not a requirement)

Experience managing commercial projects from $1 million to $20+ million dollars

Ability to effectively lead, mentor and build high performing teams

Ability to identify deficient plans and work and provide resolution

Thorough and attentive to details; organizational skills and ability to run multiple tasks simultaneously

Ability to communicate with and establish strong relationships with trade partners, vendors, and employees at all levels of the organization

Extensive knowledge of construction industry practices and procedures, software systems, as well as construction scheduling and cost control

Working knowledge of construction law and practices

Knowledge of construction costs to oversee Purchasing/Estimating team with budget development and management

Strong negotiation skills

Ability to proactively plan for risks and help meet or exceed deadlines

Ability to read and comprehend complex instructions, plans, specifications

Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web-based applications. Procore and Buildertrend knowledge encouraged

Compensation

Base salary in the 180k - 200k/year range
