Bachelor’s degree in a related field or equivalent plus 10 years of professional experience to include 3 years of supervisory experience

Preferred Qualifications:

Professional Engineer (PE), Registered Architect (RA), Registered Landscape Architect (RLA), Professional Project Manager (PMP), Certified Construction Manager (CCM), or Certified Educational Facilities Professional (CEFP)

Position Summary The Director of Maintenance Project Management (MPM) reports to the Senior Director of Operations and Infrastructure in the Facilities Management Division. The Director of PMP is responsible for the overall managerial oversight of the Construction Project Management Office (CPMO) consisting of two Senior Project Managers, 12 Project Managers, Manager of Budget & Capital Expenses, 2 Contract Professionals, and an Administrative Specialist. This position leads the development, strategy, assignment, execution, and administration of campus maintenance construction projects in all phases of project management. The position manages the annual Major Repair and Renovation (MRR) program cycle and related sustainability and utility management efforts. The typical project portfolio includes renovations, repair, maintenance, and customer-funded requests. Duties include supervision of all FMD contracting actions and oversight of contracting personnel. The leader sets strategic direction for the department and ensures the team performs effectively and efficiently. The Director of MPM will identify and implement best practices, develop metrics to evaluate and manage performance, bring innovation, and adapt to emerging trends in support of the mission. The director shall be a technical expert in building systems and construction project management and provide dynamic leadership for a large organization. Work is performed under general policies and procedures; the director makes technical decisions and exercises initiative and creativity. The employee will have considerable experience in team leadership, facilities maintenance, and construction project management.

Knowledge, Skills, Abilities and/or Competencies

Licensed Professional Engineer, Registered Architect or Landscape Architect, with the ability to be registered in the state of Georgia within 6 months of date of hire.

CEFP and/or LEED Accredited Professional, Certified Construction Manager, or similar credential.

In-depth knowledge of construction, project management, and maintenance principles and practices.

Extensive knowledge of modern building maintenance, alterations, project management, and operations.

Strong record of mentorship and leadership.

Experience in management of facilities operations, planning, work management, training, and organizational control.

Ability to plan and supervise technical and professional staff.

Clear oral and written communication skills.

Ability to interpret and carry out complex instructions and read construction documents.

Ability to establish and maintain effective working relations with faculty, staff, and administrative personnel.

Ability to respond to university emergencies 24/7/365.

Knowledge of business continuity, incident command systems, and emergency response and recovery.

Ability to think and act decisively under duress, prioritizing human safety.

Prepare budgets and monitor disbursement of funds.

Ability to analyze highly conceptual issues and problems.

Proficiency with standard office software for facilities management systems.

Duties/Responsibilities Overview (40%):

Provide overall managerial oversight for the Maintenance Project Management Department.

Set the strategic direction for the department and ensure operational components perform effectively and efficiently.

Identify and implement best practices and develop metrics to evaluate and manage performance.

Promote innovation and emerging trends within the department.

Maintain awareness of current methods, products, and systems to maximize efficiency and safety.

Represent the department in monthly stakeholder meetings with senior leadership and other campus offices.

HR & Financial Management (25%):

Responsible for human resources and fiscal management of the Maintenance Project Management Department, including annual budget development and collaboration with FMD HR for hiring and evaluation.

MRR Planning & Scheduling (25%):

Responsible for planning, schedule creation, and budget setting of Major Repair and Renovation (MRR) projects.

Set priorities for the team and maintain a master project schedule, annual MRR plans, and long-term capital outlay plans.

Staff Development (10%):

Develop and implement work standards and training to support employee development and quality standards.
