Gulfstream Capital Partners is a private equity real estate firm focused on opportunistic investments across the Manufactured and Multifamily Housing segments. We are a small, agile team dedicated to delivering strong, risk-adjusted returns for our investors. As we continue to expand, we are looking for a highly motivated and experienced Head of Capital Formation to join our team and play a critical role in managing our fund raising efforts. Job Summary:

This is a critical leadership role responsible for driving the firm's fundraising initiatives across our investment strategies. You will be a key member of our senior team, working directly with our partners to develop and execute comprehensive capital formation campaigns. Your primary objective will be to secure equity commitments from a global network of institutional investors, including pension funds, sovereign wealth funds, endowments, foundations, and high-net-worth family offices. Key Responsibilities: Fundraising Strategy & Execution:

Partner with senior management to design and implement a multi-year capital formation strategy. This includes target market analysis, creating compelling fundraise timelines, and managing the entire investor relations cycle from initial outreach to closing. Investor Relations & Business Development:

Proactively identify, qualify, and cultivate relationships with new and existing institutional investors. You will be responsible for managing a robust pipeline, conducting investor roadshows, and acting as the primary point of contact for all investor inquiries and reporting. Marketing & Due Diligence:

Lead the creation and refinement of all fundraising materials, including pitch books, private placement memorandums (PPMs), due diligence questionnaires (DDQs), and data room content. You will oversee and manage the investor due diligence process to ensure timely and accurate responses. Market Intelligence:

Stay ahead of market trends and competitor activities to inform us of our fundraising and product development efforts. Provide strategic insights into investor sentiment, preferred investment structures, and emerging market opportunities. Cross-Functional Collaboration:

Serve as a critical liaison between the investment, asset management, and legal teams to ensure a deep understanding of our investment theses, portfolio performance, and legal fund structures. You will translate complex financial data into a clear and persuasive narrative for a sophisticated investor base. Qualifications: 7+ years of experience

in capital formation, investor relations, or investment banking, with a dedicated focus on real estate private equity. Demonstrable track record of raising significant capital

($500M+) from a diverse group of institutional and high-net-worth family office limited partners. Extensive and verifiable network of relationships

with global institutional investors. Profound knowledge of real estate investment strategies , fund structures, and key performance metrics (IRR, equity multiple, etc.). Exceptional communication and presentation skills , with the ability to articulate complex financial concepts clearly and persuasively to C-level executives. Advanced proficiency in financial modeling

and a strong grasp of real estate valuation methodologies. Self-starter with a proactive, entrepreneurial mindset

and a high degree of intellectual curiosity. Bachelor’s degree

in finance, Economics, or a related field is required; an MBA, CFA, or CAIA designation is highly preferred.
