Responsibilities
Oversee the entire operations of a housing community under the supervision of the Regional Manager
Manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management
Supervise on-site staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns
Personnel Management: screen, hire, train, coach, and develop on-site staff; provide ongoing training and guidance
Complete weekly/daily office & maintenance staff schedules and assignments
Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
Promote staff harmony and high performance; ensure policy compliance
Financial Management: drive net operating income through cost control and revenue/leasing improvements; develop operating budgets/forecasts
Monitor deposits, rent collections, vendor invoices, and ensure timely reporting
Strategic Leasing Management: develop yearly marketing plans and ensure effective leasing processes, including signing/documentation
Address resident complaints and requests; implement retention programs
Show, lease, and move-in prospective residents
Administrative & Maintenance Management: ensure accurate reporting; lead emergency response and minimize liability
Maintain property appearance and oversee repairs; conduct regular inspections
Manage resources, obtain bids, and supervise maintenance, construction, and rehabilitation activities
Qualifications
Education: High School Diploma or Equivalent; Bachelor’s degree preferred; or four years’ experience in housing, or related experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to perform on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regularly stand, use hands, reach, talk or hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl
Occasionally lift and/or move up to 25 pounds
Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions
License / Equipment
Must have reliable transportation due to the emergency on-call requirement
Salary Range:
$32 per hour to $34 per hour
