As a Senior Property Manager with FirstService Residential’s Multifamily division, you’ll manage a portfolio of rental properties across New York City and the surrounding boroughs, spanning affordable, luxury, new development, and Class A/B asset classes. The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty. Responsibilities

Manage daily operations of a rental property portfolio across various asset classes (affordable, luxury, new development, Class A/B), including site visits, team oversight, and resource allocation to meet financial and operational goals. Supervise all property staff and operations, including leasing activities, scheduling, payroll approval, and handling labor and HR-related matters. Maintain client/owner relationships through regular meetings, property tours, performance updates, and timely responses to owner requests. Monitor property cash flow and financials, including processing payables, drafting arrears reports, and initiating collection and legal cases (e.g., non-payment, nuisance). Develop and present operational budgets and business plans, including analysis of financial statements, market trends, and operational reports. Implement marketing and leasing strategies to meet occupancy and revenue goals, including generating renewal offers and managing lease enforcement. Ensure compliance with NYC rent stabilization regulations, including DHCR registration, monitoring illegal sublets and AirBnB activity, and handling lease renewals and evictions per legal guidelines. Oversee construction projects and capital improvements, including compliance-related corrective work such as Local Law 11 (FISP façade inspections), elevator modernizations, and other NYC-mandated upgrades. Respond to violations issued by NYC agencies (DOB, DOHMH, FDNY, HPD), ensuring timely corrective action and documentation to maintain regulatory compliance. Maintain building infrastructure, including HVAC systems, boilers, elevators, and other essential components of the physical plant. Manage third-party vendors and amenity providers, ensuring proper credentialing and insurance compliance through approved services. Handle resident communications and escalations, including timely responses to inquiries and complaints, and managing public-facing reviews on platforms like Yelp, Apartments.com, and Google. Conduct regular property inspections to ensure safety, cleanliness, and maintenance standards are upheld, and remain available during emergency situations. Supervisory Responsibilities

Supervise building services staff. Where applicable, staff may be members of local unions. Qualifications

Bachelor's degree required. NYS Sales license required. Must obtain within 360 days otherwise. Fair housing certificate required. Must obtain within 120 days otherwise. Industry certifications such as CPM, RPA or ARM desirable. Five-seven (5-7) years of experience in New York City residential rental property management; new construction lease-up/building opening experience is strongly desirable. Familiarity with Rent Stabilization Law and DHCR filing/administrative procedures. NYC HPD/HDC, NYS HFA and/or LIHTC affordable housing experience very desirable. Experience with Local 32BJ building staffing & prevailing wage laws. Strong verbal and written communications skills and proven customer service experience. Collaborative and solution-focused approach to working with coworkers, clients, customers, and others. High energy, ability to multi-task and prioritize multiple projects. Proficiency with Microsoft Office Suite and Windows. Experience with property management software, including Yardi Voyager, AvidXChange, On-Site, Click-Pay, preferred. What We Offer
