FirstService Residential
As a General Manager, you’ll be responsible for providing strong leadership and management direction on behalf of FirstService Residential for a multifamily asset. You'll serve as a liaison to the community, enhance communication, enforce legal compliance, and oversee operations of the association and staff management.
This in-person role is available at a property in the Astoria neighborhood of Brooklyn, New York.
Responsibilities
Manage daily operations of a high-rise market/affordable property, including oversight of all team members (Resident Manager, Property Manager, Assistant Property Manager, and admin staff) to ensure smooth functioning and achievement of financial and operational goals. Serve as the primary liaison with property owners, conducting regular meetings and tours, providing performance updates, and responding promptly to owner inquiries and requests. Oversee financial management of the property, including monitoring cash flow, processing payables, drafting arrears reports, and initiating legal and collection cases for non-payment or lease violations. Lead the creation and presentation of operational budgets and business plans, incorporating market analysis, financial statement reviews, and strategic planning to support property performance. Set and adjust rent rates to meet revenue targets, ensure timely rent and fee collection, and manage market rate renewal offers and lease enforcement processes including evictions and lease violations. Analyze market and economic trends to inform leasing and marketing strategies, aiming to optimize occupancy rates and generate ancillary income opportunities. Supervise compliance with NYC regulations (DOB, DOHMH, FDNY, HPD, etc.), address violations immediately, and manage corrective work such as LL11/FISP, LL84, elevator modernizations, and other capital improvements. Coordinate construction projects and communicate regularly with residents about project timelines, impacts, and progress; prepare monthly construction draw requests for owner funding. Manage vendor relationships, including third-party amenity providers, and ensure all vendors meet insurance and credentialing requirements. Handle resident relations, including escalations, communications, DHCR registrations, and responses to online reviews across platforms like Yelp, Apartments.com, and Google. Recruit and onboard building staff, conduct interviews and background checks, manage scheduling, labor issues, and approve weekly payroll; ensure HR compliance and team cohesion. Conduct regular building inspections to assess safety, cleanliness, and maintenance needs; prioritize repairs and purchases to maintain infrastructure such as HVAC, boilers, and elevators. Maintain open communication with internal departments (accounting, compliance, leasing), act as liaison between tenants, vendors, and ownership, and remain available during emergencies. Qualifications
Bachelor's degree required. Five to seven years’ experience in rental property management. NYS Sales license required. Must obtain within 120 days otherwise. Fair housing certificate required. Must obtain within 60 days otherwise. Familiarity with Rent Stabilization Law and DHCR filing/administrative procedures. Industry certifications such as CPM, RPA or ARM desirable. Experience with Local 32BJ building staffing & prevailing wage laws Must have superior verbal and written communications skills and proven customer service exposure. Works effectively with coworkers, clients, customers, and others by sharing ideas in a constructive and positive manner; addresses problems and issues constructively to find mutually acceptable and practical business solutions. Must possess a high energy attitude and an ability to multi-task/prioritize different projects at any given time. Experience with Microsoft Office Suite and Windows software required. Experience with property management software, including Yardi Voyager, AvidXChange, On-Site, Click-Pay, preferred. What We Offer
