Compensation: $85,000-$95,000 (depending on experience)
Reports to: Regional Vice President
Travel: Required between properties in the assigned region
Position Summary Rainey Property Management is seeking an experienced and hands-on
Regional Maintenance Supervisor
to oversee maintenance operations across multiple residential properties within a designated region. This leadership role requires both technical expertise and strategic oversight to ensure all communities operate efficiently, remain compliant with building codes, and exceed resident satisfaction expectations.
The Regional Maintenance Supervisor supports on-site maintenance teams through regular site visits, training, and hands-on project assistance. This individual plays a key role in maintaining curb appeal, life safety standards, and preventative maintenance programs while supporting capital improvement initiatives across the portfolio.
Key Responsibilities
Maintenance Oversight & Operational Support: Oversee day-to-day maintenance operations across multiple communities, ensuring consistency and quality in performance and service delivery
Troubleshoot HVAC systems, electrical, plumbing, carpentry, and mechanical operations
Serve as a technical expert and resource for maintenance technicians and Property Managers
Conduct frequent on-site visits to provide hands-on support, perform repairs, and assist with time-sensitive or escalated maintenance needs
Team Supervision & Development: Mentor and assist in supervising on-site maintenance teams, including hiring, onboarding, training, and performance coaching
Promote safety-first culture by ensuring team members are trained in OSHA standards, safe equipment usage, and emergency procedures
Ensure all properties have consistent adherence to company maintenance procedures and brand standards
Work with site supervisors to assess skill gaps and coordinate additional training or certification as needed
Preventative Maintenance & Inspections: Implement and monitor preventative maintenance schedules for building systems, grounds, equipment, and amenities
Conduct regular inspections of units, common areas, and building exteriors to assess maintenance needs and identify safety concerns
Coordinate inspections for REAC, HUD, or local code enforcement and ensure properties are audit-ready at all times
Capital Improvements & Vendor Management: Collaborate with the Regional Manager and Property Managers to plan and support capital improvement projects
Coordinate with vendors for specialized repairs, equipment purchases, and contractor-led renovations
Review vendor performance and service quality, ensuring work is completed within scope and on budget
Compliance & Documentation: Ensure maintenance operations are in full compliance with all relevant federal, state, and local codes and safety regulations
Maintain accurate records of work completed, inspections, inventory levels, and vendor service calls
Communicate timely updates to the Regional Maintenance Supervisor regarding outstanding issues, progress reports, or property needs
Emergency Response & After-Hours Support: Respond promptly to emergency situations including HVAC outages, floods, power loss, and major safety concerns
Support properties with after-hours guidance or on-site presence when needed for crisis-level repairs
Serve as part of the rotating on-call leadership support network for maintenance emergencies
Qualifications Education & Experience
Minimum 5 years of experience in multifamily property maintenance, with at least 2 years in a leadership or regional-level role
Advanced technical knowledge in HVAC, plumbing, electrical, appliance repair, carpentry, and building systems
Prior experience overseeing multiple properties or maintenance teams across different sites
Experience with REAC inspections, HUD requirements, and affordable housing maintenance standards preferred
Certifications
EPA 608 Universal Certification required
CPO Certification (Certified Pool Operator) strongly preferred
Additional trade or safety certifications (OSHA, HVAC, Electrical) are a plus
Skills & Competencies
Strong leadership and mentoring skills; ability to lead by example in both technical and soft-skill areas
Excellent communication and interpersonal skills to effectively collaborate with property staff, vendors, and leadership
Proficiency in work order software, Microsoft Office Suite (Outlook, Excel, Word), and digital maintenance tracking systems
Detail-oriented with the ability to assess, prioritize, and resolve issues quickly and cost-effectively
High level of personal accountability and ability to work independently with minimal supervision
Reliable transportation and ability to travel extensively across the assigned portfolio
Work Environment & Physical Requirements
This is a field-based role that requires frequent travel and physical labor. You must be able to:
Travel regularly between multiple properties across a geographic region
Walk, stand, bend, kneel, climb ladders, and lift up to 50 lbs. throughout the workday
Work in hot, cold, wet, or otherwise varying indoor/outdoor conditions
Operate power tools, diagnostic equipment, ladders, HVAC units, and other maintenance-related tools
Wear appropriate PPE and adhere to safety guidelines at all times
