a 130-unit residential community located in Bethlehem, GA. You will oversee the maintenance operations of multiple properties, supervising maintenance staff and performing maintenance functions. We operate Monday - Friday and require a rotational on-call duty covering multiple local sites. Responsibilities

Lead and manage a maintenance staff of 1-2 technicians at the property on a day to day basis and perform maintenance related functions as a working supervisor. Assist in hiring, developing, training and holding staff accountable to operating standards. Conduct and participate in weekly staff meetings. Prepare work schedules for maintenance staff and vendors to complete service requests. Maintain the preventive maintenance program and overall curb appeal. Complete monthly building and unit inspections to ensure property is maintained to operating standards. Review third party property inspections to resolve maintenance repairs. Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager. Participate in on call activity during off hours, emergencies and hands on maintenance activity. Requirements

High school diploma or GED equivalent. 3-5 years of relevant work experience. 1-3 years of supervisory / managerial experience. EPA Universal Certification for HVAC repairs and preventative maintenance. General knowledge of electrical, plumbing, appliance and HVAC. A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Ability to work on-call hours at multiple sites. Must have EPA license. CAMT certification. Bilingual in English and Spanish. Direct experience with web-based applications and computer systems such as Microsoft Office. Excellent customer service skills. Solid verbal and written communication skills. Ability to supervise and work with a diverse group of people and personalities. Preferred Qualifications

Vocational or Technical training. Asbestos and Lead Based Paint certification. Benefits
