Summary
:
Assistant Portfolio Manager will assist the Portfolio Manager with daily operations, taking a hands‑on approach to any necessary duties to accomplish objectives, as well as to facilitate the successful performance of properties and of others by performing the following duties.
PRIMARY RESPONSIBILITIES:
Initiates and manages core business processes, including leasing, resident relations, marketing, accounts receivable.
Drives leasing and customer service performance and ensures all company benchmarks are met.
Works closely with the Portfolio Manager to achieve optimum new lease and renewal pricing.
Exhibits role model behavior in customer service and professionalism.
Adheres to the letter and spirit of Fair Housing and Employment laws. Ensures the same level of compliance from all team members and vendors.
Presents the communities to prospective residents through tours of the communities, amenities, model units, and/or other available floor plans.
Completes market surveys by identifying and contacting direct competitors and shopping competitors regularly.
Maintains Property Management systems and software with a high degree of accuracy and timeliness.
Leads rent collection efforts with a goal of zero delinquency by the 10th of each month.
Participates in timely reporting and processing of 3‑day Notices, evictions, Bad Debt collections, and Financial Move‑Outs.
Completes additional tasks or projects as assigned by the Portfolio Manager.

QUALIFICATIONS:
Intermediate Computer Skills / Internet Savvy
Bilingual in Spanish and English preferred
High school diploma, GED or equivalent
Four years related experience and/or training
