Asst General Manager

to join the Greensprings Vacation Resort with 296 units, located near the Historic Area of Williamsburg, Virginia. Responsibilities

Lead the development and management of operating and retail budgets for the Association(s), ensuring alignment with strategic objectives and financial targets. Implement and maintain effective cost and labor controls to drive operational efficiency and fiscal accountability. Support the creation of the Association’s annual budget and contribute to long-term reserve planning for the property. Ensure timely and accurate completion of all month-end fiscal closing procedures, maintaining compliance with financial reporting standards and supporting overall operational transparency. Prepare for and facilitate monthly and annual Association and Board meetings, providing comprehensive updates on property operations, financials, committee activities, owner correspondence, legal notices, and other relevant matters. Quality Standards & Operational Excellence

Conduct daily inspections of units, buildings, and grounds to uphold high standards of cleanliness, maintenance, and overall presentation. Implement, monitor, and achieve brand-mandated Quality Assurance (QA) scores by aligning operations with HGV standards, conducting internal audits, and driving continuous improvement through training and audit findings. Ensure compliance with HGV’s Safety and Security Audit Program by maintaining brand-standard protocols, performing routine safety checks, training staff on emergency procedures, and proactively addressing audit findings. Identify and resolve deficiencies in team performance, contractor services, and physical assets through innovative and effective solutions. Oversee daily service delivery with a focus on excellence and responsiveness, actively monitoring guest feedback and taking timely professional action to resolve concerns and enhance the overall guest experience. Ensure full compliance with HGV brand standards across all operational areas. Leadership Development

Coach, mentor, and support department leaders and team members to achieve organizational goals, while driving recruitment, onboarding, training, and performance management processes. Lead by example to foster a positive, respectful, and inclusive workplace culture, and provide ongoing professional development to elevate individual and team success. Actively celebrate team successes and share achievements across departments to foster recognition, boost morale, and reinforce a culture of appreciation and high performance. Provide interim leadership and operational support for departments experiencing vacancies or transitions, ensuring continuity, team stability, and consistent delivery of service standards. Team Member Engagement & Community Involvement

Champion impactful team member engagement initiatives that foster a positive workplace culture, strengthen internal collaboration, and build meaningful community partnerships that reflect the values of Greenspring Resort and the HGV brand. Lead daily leadership stand-up meetings, actively participate in departmental discussions, and facilitate monthly executive sessions and quarterly town halls to align priorities, foster collaboration, and promote transparency, recognition, and team engagement across the resort. Analyze team member engagement survey results and lead targeted initiatives to address feedback, strengthen workplace culture, and drive measurable improvements in morale, retention, and performance. Qualifications

Minimum Qualifications Minimum 5 years as a department head with cross-functional experience. Minimum of 3–5 years of management experience at a comparable property. Strong knowledge of vacation ownership operations, including HOA laws and regulations, applied in day-to-day resort management preferred. Proficient in financial principles and reporting, with the ability to analyze resort and HOA financial performance. Excellent written and verbal communication skills. Business Sense (Finance, Budgeting, Scheduling, Payroll, Projects) Strong interpersonal and leadership skills. Computer proficiency. Flexible availability, including evenings, weekends, and holidays. Bachelor’s degree or equivalent professional experience. Preferred Minimum of 2 years as a Resort Director, General Manager, Hotel Manager, or Director of Rooms Why Do Team Members Like Working For Us
