Job Summary
The Maintenance Technician performs a variety of skilled, routine general preventative maintenance duties in the installation, repair, alteration, and modification of buildings, equipment, and facilities. The role involves diagnosing, troubleshooting, and repairing items of all types. The incumbent will use blueprints, specifications, schematics, and applicable codes to guide work activities, and will work collaboratively with a team, assisting with projects and activities as needed, including off‑duty emergencies.
Essential Duties
Develop, maintain, and perform a preventive maintenance program for all facility structure and equipment, including creating procedures and instructions based on blueprints and schematics, conducting scheduled rounds, and checking for malfunctions, repairs needed, safety hazards, and other maintenance needs.
Complete required repairs and updates, and report findings to the supervisor. This includes troubleshooting, repairing, installing, replacing, testing, and adjusting system components for:
Electrical (motors, switches, outlets, breakers, run wires).
Plumbing (pumps, valves, fixtures, faucets, water softeners).
HVAC (pumps, valves, steam traps, coils, chillers, DX air conditioning, thermostats, controllers, belts, air compressors).
Equipment and systems (laundry, kitchen, telephones, fire alarm, nurse call, appliances, fire extinguishers, beds).
Heating plant (high pressure steam boilers, chemical feed pumps, cooling towers, chemical testing, boiler inspections).
Perform building‑trade tasks such as drywall installation and repair, carpentry, framing, painting, varnishing, concrete, and brick work.
Maintain a clean, safe work environment by following accident prevention protocols and fire/security policies.
Assist with grounds‑related work (snow removal, lawn maintenance, landscaping).
Skills
Proficiency in reading, interpreting, and utilizing blueprints, schematics, and wiring diagrams.
Familiarity with commercial facility equipment and safety procedures.
Strong knowledge of maintenance, repair, and testing of facility systems (electrical, plumbing, HVAC).
Mechanically inclined with physical strength, ability to climb ladders, work in confined spaces, lift and install motors, and perform tasks such as kneeling or squatting.
Highly organized, detail oriented, and able to multi‑task.
Capability to work independently and positively collaborate with vendors, teams, and supervisors.
Minimum Job Qualifications
High School diploma or equivalent; vocational or technical training beyond high school is preferred.
Minimum 5 years of experience in building maintenance and/or education in building systems/repair work.
High proficiency in one or more facility maintenance areas.
Valid driver’s license.
