Relocation

Relocation Required! The position is located in Fort Wayne, Indiana. Candidates must reside locally or be willing to relocate.

Responsibilities

Collect rents and maintain computer records according to GoldOller’s Onsite Procedures Handbook.

Process rent adjustments following established procedures.

Prepare and monitor site budget, ensuring expenses stay within guidelines.

Post charges related to work orders, late payments, etc., and generate notices for residents.

Show vacant apartments using professional marketing, maintaining high occupancy.

Maintain tenant files and adjust documentation as needed.

Check references and conduct credit/criminal investigations for resident applications.

Counsel residents on lease compliance, resolve payment issues, and refer them to assistance programs when appropriate.

Resolve resident conflicts, recommend eviction when warranted, and manage collections.

Coordinate move‑in and move‑out processes; complete reports and schedules with the Property Accountant.

Issue purchase orders, track purchases, and process invoices.

Purchase supplies, maintain petty cash, and keep the business office orderly.

Write and place advertisements (with Regional Manager approval).

Submit incident reports for injury or damage events.

Oversee property maintenance: grounds, trash zones, and common areas; ensure timely clean‑up before showings.

Respond to resident maintenance requests, generate and close work orders, and perform property inspections.

Assist with security activities and be available for emergency calls.

Supervise site staff: interview, hire, train, counsel, and evaluate performance.

Prepare and review performance appraisals and discuss disciplinary actions.

Assist regional portfolio management, providing insights on administration, maintenance, and personnel.

Maintain communication with Regional Manager and Corporate office regarding portfolio matters.

Use personal vehicle for work-related travel.

Other special projects as assigned by the Regional Manager or corporate team.

Skill Requirements

Personnel management and supervision knowledge.

Understanding of Fair Housing, Landlord‑Tenant, OSHA, and building codes.

Basic building maintenance, fire prevention, and liability reduction principles.

Proficiency with accounting, budgeting, and finance principles.

Ability to manage multiple priorities and deliver solutions to property‑related challenges.

Strong written and verbal communication with residents, vendors, and management.

Detail orientation and effective time management.

Professional use of telephone, fax, copier, and computer systems.

Qualifications

High school education or equivalent.

3+ years of property management or related experience.

Knowledge of RealPage OneSite Property Management Software.

Certification as a Property Manager (or equivalent) within 12 months of hire.

Valid driver’s license.
