Multifamily General Manager – Canterbury Green Apartments
GoldOller Real Estate Investments is inviting applications for the Multifamily General Manager position at Canterbury Green Apartments, a community of over 2,000 units featuring a golf course, restaurant, multiple amenities, and clubhouses.
Responsibilities
Collect rents and maintain computer records per GoldOller’s Onsite Procedures Handbook.
Process rent adjustment requests, obtaining verifications and entering data into the system.
Prepare and monitor the site budget, ensuring expenses stay within guidelines.
Issue late charges, work‑order charges, and generate notices for residents.
Show vacant apartments using professional marketing procedures and maintain high occupancy.
Maintain tenant files and documentation regarding eligibility and adjustments.
Build strong tenant relations: review references, counsel non‑compliant residents, refer residents with special needs to appropriate agencies, resolve conflicts, recommend evictions when warranted, conduct surveys, and participate in hearings and appeals.
Complete rental agreements, manage daily bank deposits, and oversee move‑in/out reports.
Issue purchase orders, track purchases, process invoices, and purchase office supplies.
Maintain and reconcile petty cash, manage the property’s business office, and manage advertising under Regional Manager approval.
Submit incident reports and keep the property business office orderly.
Oversee special projects as requested by the Regional Manager or corporate team.
General Property Maintenance
Oversee grounds, trash container areas, and common areas, preventing debris accumulation.
Ensure vacant apartments are cleaned and ready for showing within three days after move‑out.
Log resident complaints, dispatch maintenance personnel, and follow up on warranty repairs.
Generate work orders, coordinate repair completion, and close out work orders.
Conduct property inspections (move‑in, housekeeping, grounds) to ensure standards.
Assist with security activities and participate in “knock and talk” as needed.
Maintain tool and material inventory, workshop organization, and clean up after maintenance tasks.
Be available for emergency calls at all times, personally or via site personnel.
Supervising Personnel
Interview prospective employees and make hiring decisions.
Hire, train, supervise, counsel, and terminate site staff as necessary.
Apply personnel policies and departmental procedures.
Review time and leave reports for staff.
Prepare performance appraisals and discuss results with subordinates.
Document job performance and disciplinary actions per established procedures.
Discuss disciplinary action with the Regional Manager prior to execution.
Delegate authority to key employees with Regional Manager approval.
Regions Portfolio Management
Assist with portfolio general administration and property maintenance.
Provide training on goldOller policy, procedures, leasing, and other relevant areas.
Conduct new‑hire orientations and site inspections.
Approve invoices and manage portfolio expenses and budgets weekly.
Maintain communication with Regional Manager and Corporate Office.
Skill Requirements
Knowledge of personnel management and supervision.
Familiarity with Fair Housing, Landlord‑Tenant Law, OSHA standards, local/state building codes, and relevant regulations.
Knowledge of resident assistance agencies and eligibility requirements.
Basic understanding of building maintenance, fire prevention, and liability reduction.
Knowledge of office practices and equipment (telephone, fax, copier, computer).
Understanding of accounting principles, budgeting, finance, and record keeping.
Strong ability to manage multiple priorities, analyze situations, and develop solutions.
Detail‑oriented, effective time‑management skills, and independent work capability.
Professional verbal and written communication with all stakeholders.
Qualifications for this Position
High school education or equivalent.
Minimum 3 years experience in property management, real estate, or related fields.
Knowledge of RealPage OneSite Property Management Software.
Must obtain Property Manager certification or equivalent within 12 months of employment.
Valid driver’s license.
