Key Responsibilities
Oversee all phases of self storage development projects from initial concept through completion and stabilization.
Identify, underwrite, and evaluate potential development sites in collaboration with the acquisitions team.
Manage third-party consultants including architects, engineers, contractors, and municipal officials.
Lead the entitlement and permitting process, ensuring timely approvals and adherence to local zoning and regulatory requirements.
Prepare and maintain project budgets, schedules, and pro formas.
Coordinate with internal construction, finance, and operations teams to ensure project alignment and successful handoff upon completion.
Negotiate contracts, bids, and change orders with consultants and general contractors.
Conduct regular site visits to monitor project progress and quality.
Provide executive leadership with regular reporting on project status, risks, and key milestones.
Support capital market efforts by preparing materials for investment committees and lenders as needed.
Qualifications Bachelor’s degree in Real Estate, Construction Management, Civil Engineering, Finance, or related field (Master’s preferred). 5+ years of experience in commercial or self storage real estate development, with demonstrated success in ground-up projects. Strong financial acumen and proficiency in development budgeting, underwriting, and project tracking. Deep understanding of entitlement processes, zoning codes, and municipal approvals. Exceptional organizational and communication skills, with the ability to manage multiple projects concurrently. Proficiency in Microsoft Excel, Project, and other development management software. Ability to travel to project sites as needed (approximately 25–40%).
