Overview
Maintenance Supervisor at Avenue5 Residential. Salary: $30 to $32 per hour. Schedule: Monday-Friday | 8am-5pm. The role focuses on day-to-day maintenance operations, physical upkeep of the property, and ensuring compliance with Avenue5 policies, local, state, and federal regulations. The maintenance supervisor contributes to the company risk management program and supports the property budget. Responsibilities Work with the maintenance team to ensure daily maintenance tasks, service requests, and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance issues in a timely manner in line with Avenue5 Policy and Practices, maintaining a professional demeanor.
Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
Perform general carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair).
Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator and other tasks as applicable.
Maintain work order system accuracy, ensuring orders are completed to company standards and resident satisfaction.
Daily inspections of property grounds, buildings, and common areas to maintain safety and cleanliness and identify maintenance needs.
Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and communicate with leadership.
