The Professional Land Surveyor The Professional Land Surveyor drafts survey documents, manages timelines, and interfaces with clients, contractors, and field/office personnel. Must conduct complex surveying duties, handle a heavy workload in a fast‑paced environment. Assists the director of land surveying in training staff, maintaining standards, establishing procedures, and assisting with project scoping and proposals.

Reports to: Director of Land Surveying Duties and Responsibilities

Reduce and process field notes, sketches, checklists, and digital data for project managers, land surveyors, and drafting personnel.

Develop and initiate new business development opportunities, forming relationships with existing clients and developing plans to boost market share and increase profitability.

Draft line work in AutoCAD from collected survey data.

Research legal and survey records to obtain information about property boundaries including deeds, easements, rights‑of‑ways, riparian rights, and more.

Perform topographic mapping and construction staking preparation.

Work with field and office personnel to produce Record of Surveys, A.L.T.A. surveys, Short Plats, Long Plats, Final Plats, Final Condominium Plats, Boundary Line Agreements, Boundary Line Adjustments, easement exhibits, and any required document for project completion.

Adjust conventional and GPS control networks.

Comprehend and create standard and complicated legal descriptions.

Resolve boundaries using accepted boundary and legal principles and case law.

Apply rotations and translations when necessary.

Work closely with the director of land surveying to develop project scopes and schedules.

Work closely with the director of land surveying to develop, track, and maintain project budgets.

Develop working relationships with clients, ascertaining true needs and anticipating potential problems.

Travel as needed to project sites for quality assurance, client coordination, and jurisdictional meetings; provide professional oversight and sign‑off on survey deliverables in the field when necessary.

Skills and Specifications

Comprehensive knowledge of Washington State survey standards and revised and administrative codes.

Knowledge of federal Public Lands Survey System.

Knowledge of boundary principles and applicable laws and statutes.

Knowledge of municipal and state design standards and codes.

Thorough knowledge of principles and practices of land surveying.

Knowledge of Civil3D and Land Development Desktop (knowledge of Inroads/MicroStation a plus).

Knowledge of Office programs: Word, Excel, etc.

Possess field experience in all types of physical land surveying: Boundary, Topographic, Construction stake‑out, L.T.A., Control networks, P.S. – R.T.K. and Static, Route/Corridor, Residential/Subdivision, Public Land Survey System (preferred).

Experience computing and staking complicated construction projects including slope staking, bridge and highway construction, large utility projects, heavy construction, public works.

Field experience in data collection and instrument operation, maintenance, and calibration.

Familiarity with Leica Robotic Total Stations and GPS equipment.

Education, Experience, Qualifications

Current Washington State Professional Land Surveyor registration (multi‑state preferred).

Eight years minimum field/office surveying experience in land development and construction projects.

Experience specific to the Puget Sound region.

Experience working with local municipalities including King, Snohomish, and Pierce counties.

Valid Washington driver’s license with a safe driving record and insurable status required for travel.

Physical Considerations

Operate standard office equipment such as personal computer, printer, copy machine, telephone, and calculator.

Perform repetitive hand and arm movements.

Work activities involve sitting for longer periods and intermittent standing and walking.
