Description Summary:
The Maintenance Technician I reports to the Maintenance Supervisor and assists with maintaining the physical aspects of the apartment community to meet company standards and legal requirements. Responsibilities include interior and exterior cleaning, apartment turns, diagnosing problems, and making repairs in HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliances.
Sign On Bonus: $2500 Housing Benefits Essential Duties and Responsibilities
Participate in 24-hour on-call rotation, responding within expected timeframes to address urgent issues, with repairs completed promptly (within 30 minutes).
Complete work orders within 1 business day; apartment turns within 6 business days of move-out.
Perform preventative maintenance and repairs independently, maintaining accurate records.
Perform carpentry, groundskeeping, repair of appliances and fixtures, HVAC maintenance, and painting.
Maintain property curb appeal and cleanliness, including pool areas and grounds.
Ensure safety and security, including key management and incident reporting.
Assist with property inspections and maintaining supplies.
Respond to emergencies like snow removal and salting.
Work independently and as part of a team, with flexibility to transfer between communities.
Follow safety procedures and maintain punctuality and reliability.
Qualifications
High school diploma or GED, or equivalent experience.
Basic math and reasoning skills; ability to read and communicate effectively.
Valid driver’s license; ability to lift up to 100 pounds; ability to work outdoors in various weather conditions.
Certifications such as HVAC/EPA, CPO, or pool license may be required depending on location.
Work Environment Moderate noise level; outdoor and indoor work; physical activity including lifting and climbing.
Additional Information This is an entry-level, full-time position in management and manufacturing, with no supervisory responsibilities.
