Maintenance Manager – Brookdale

This role focuses on overseeing maintenance and repair operations for community properties, ensuring compliance with federal, state, and local standards.

Responsibilities
Manage associates responsible for general operating maintenance and repair of buildings and grounds to maintain proper care of assigned communities per federal, state, local standards and company policies.
Supervise community maintenance, housekeeping and laundry staff; hire, train, evaluate performance, resolve disciplinary issues and terminate as needed.
Direct workers engaged in interior and exterior maintenance; inspect completed work for conformance to standards and policies.
Oversee scheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment and emergency pull‑cord equipment.
Coordinate maintenance requests from residents for repairs in their rooms, including plumbing, electrical, heating and lighting.
Supervise repairs and maintenance of buildings, including painting walls and cleaning carpets.
Ensure proper maintenance of walls, floor coverings, doors and woodwork in common areas.
Maintain positive communication with local fire marshal, building inspector, state elevator inspector and other governing bodies.
Assess plumbing and electrical problems and determine best corrective action within legal code scope.
Review safety data sheets and take necessary precautions for hazardous chemicals.
Assess property damage and file claims per company policy.
Respond appropriately to resident or community emergencies.
Qualifications Education and Experience
High school diploma or GED and 2–3 years related experience and/or training; or equivalent combination of education and experience.
Certifications, Licenses and Other Special Requirements
Valid State Driver’s License required for vehicle travel, as needed.
Management / Decision Making
Applies existing guidelines and procedures to make varied decisions within a department.
Uses sound judgment and experience to solve moderately complex problems based on precedent, example or reasonableness.
Knowledge and Skills
Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment.
Has working knowledge of a functional discipline and ability to multi‑task and prioritize work.
Physical Demands and Working Conditions
Standing, walking, sitting, reaching, climbing, kneeling, and other physical tasks; occasional weekend, evening or night work.
Use hands and fingers to handle or feel; lift up to 50 pounds.
Possible exposure to drugs, chemicals, infectious or biological hazards; risk of falling, burns, cuts.
Requires travel occasionally.
