Position Summary Under general direction, this Lead Building Maintenance Worker provides operational oversight of the functional area, manages supply and equipment specifications, administers procurement, and directs the work of Senior Building Maintenance Workers (SBMW) and other staff within the Apartments facilities group. The role requires full competency in the responsibilities of an SBMW and the ability to troubleshoot and repair household appliances.

Responsibilities

Performs all functions of a Senior Building Maintenance Worker, including facilities maintenance, preventive maintenance, equipment troubleshooting, and repairs.

Must be able to repair and troubleshoot household appliances such as stoves, refrigerators, microwaves, washers, dryers, electric heaters, and similar items.

Directs work of SBMW, student workers, limited‑term assistants, and contract staff, assigning tasks and providing oversight.

Schedules preventive maintenance work in accordance with established PM schedules and coordinates related shutdowns and barricades.

Co‑ordinates on‑site contract service providers, including specialized equipment repairs and parts provisioning.

Ensures adherence to safe work practices, EH&S policies, OSHA, and University of California policies.

Maintains records of work orders, maintenance logs, material inventories, and tool inventories.

Participates in maintenance shop set‑up, clean‑up, and oversight.

Provides regular reports to supervisors about work progress, delays, and issues.

Required Qualifications

Four years of experience in semi‑skilled building maintenance duties, or equivalent combination of education and experience.

Deep knowledge of building systems, maintenance practices, and construction terminology.

Experience troubleshooting and repairing household appliances, with knowledge of parts and vendors.

Strong customer service skills and the ability to communicate clearly in person, by phone, radio, and in writing.

Ability to coordinate and supervise maintenance staff, including scheduling and training.

Knowledge of preventive maintenance programs and ability to conduct PM work.

Valid CA driver’s license, with clean driving record if vehicle operation is required.

Ability to work safely at heights, in confined spaces, and to lift up to 75 lb.

Effective organization, record‑keeping, and confidentiality skills.

Preferred Qualifications

Work experience in apartment building, retirement home, hotel maintenance, or similar environments.

Formal training in building maintenance and appliance repairs.

Bilingual language skills.

Salary & Benefits

Hourly range: $36.38 – $37.86 (Step 8 to Step 10).

Non‑exempt, bi‑weekly paid.
