Maintenance Supervisor at Asset Living Asset Living is a third-party management firm delivering value to partners with properties across multifamily, single-family rentals, affordable housing, build-to-rent, active adult, and student housing divisions. We emphasize teamwork, leadership, and growth opportunities. Essential Duties & Responsibilities
Maintenance Management: oversee maintenance operations, service requests, preventative maintenance, and vendor coordination; ensure repairs and replacements for common areas and units. Onsite presence: regular/daily attendance required; supervise assigned staff and oversee vendor activities with the Community Manager. Planning and response: coordinate, schedule, and respond to resident/management requests and work orders; inspect grounds and facilities to identify hazards and address concerns. Budget and inventory: manage maintenance supplies within budget; maintain inventory and order as needed. Preventive maintenance: implement and maintain a preventive maintenance program to extend property life and minimize future repairs. Safety and compliance: maintain safety standards, OSHA compliance, hazard communications, and safe work practices. Documentation: maintain accurate records for service requests, preventive maintenance, EPA/OSHA standards, and make-ready status. Team leadership: supervise, train, and schedule maintenance staff; assess performance and provide guidance; ensure staff development per Asset training benchmarks. Customer relations: provide excellent customer service and maintain positive relationships with residents; project a favorable image of the community. On-call coverage: participate in on-call emergencies at the community. Make-ready and quality control: supervise walk-throughs to ensure make-ready and work orders are completed to standard. Qualifications
High School Diploma or Equivalent EPA & CPO certification required; HVAC knowledge desired Ability to operate on-site software and basic computer skills Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regular movement around the property; ability to work overtime, weekends, and on-call emergencies Ability to access various work environments, operate tools and equipment, lift and move objects, and work in varying weather conditions and hazardous environments Some positions may require strenuous physical activity; see job postings for specific role (MS at small-to-mid sized properties vs large properties) Salary and Benefits
