What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors. The purpose of the property inspection is:
To verify property occupancy. To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. Inspectors are responsible for completing all inspections in their county and may split the county with another inspector if there is sufficient volume.
Responsibilities Inspection should take 5‑6 minutes. Complete the inspection within 4 days after assignment. Report general property conditions and determine occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in an app. Be able to drive extended periods, making numerous stops during the day in the assigned territory.

Pay and Hours This is a 1099 position. Each inspection has a flat rate, which varies by county and volume. Although paid per inspection, you will earn the equivalent of
$30‑$40 per hour.
Depending on whether the county is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties have higher rates, while higher‑volume counties have lower rates. There is no set minimum of inspections per month, but the work remains consistent month‑to‑month.
