What Is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the inspection is to:
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% may require interior photos after the property has gone vacant. Inspectors contract with FAR at the county level and are responsible for all inspections within their county, or split the county with another inspector if volume allows. Responsibilities
Complete each inspection in 5–6 minutes.
Finish the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the app.
Spend extended periods driving, making numerous stops during the day within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. You will earn approximately $30–$40 per hour.
Depending on county (urban or rural) you can complete 20–500 inspections per month, working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. Work is consistent month‑to‑month. Earn more as you become established, increase availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
