FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required but an ability to effectively manage time and meet deadlines is crucial. Based in Reno, NV, FAR Inspections has been in business for over 9 years.

What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors to verify property occupancy and report on general condition using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level. The inspector is responsible for completing all inspections in their county, and may split a county with another inspector if volume requires.

Responsibilities

Inspection typically takes 5–6 minutes.

Complete the inspection within 4 days after it is assigned.

Report general property conditions and determine occupancy based on industry standards.

Take nine or more photos of the property with brief comments.

Complete a short form in an app.

Be able to drive extended periods, making numerous stops during the day in the assigned territory.

Requirements

Computer with internet connection.

Reliable vehicle (good gas mileage is a plus as you pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check with a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate, varying by county and volume. Although paid per inspection, equivalent earnings are $30–$40 per hour.

Depending on county type, you will complete between 20 and 500 inspections per month working 2–30 hours per week. Lower‑volume counties have higher rates; high‑volume counties have lower rates. The work is consistent month to month. You may earn more by becoming established, having greater availability, or covering a larger territory.

No additional mileage reimbursement beyond the flat fee per inspection.
