Position Summary

In consultation with the Vice President, the

Director of Operations

manages, supervises, and coordinates the day‑to‑day operations of the BOK Center and Arvest Convention Center, including maintenance, repair, set‑up/changeovers, custodial/housekeeping, landscaping/groundskeeping, equipment safety, and capital projects. The employee also provides overall administrative planning, direction, and policies to operations managers and supervisors, ensuring the highest quality service program to secure bookings and maintain guest satisfaction. The Director of Operations ensures an effective and cost‑efficient program by controlling the departmental operating budget while providing timely and responsive assistance to the Leadership Team.

The role offers an annual salary of $110,000–$125,000 and is bonus eligible.

About the Venues

Bank of Oklahoma Center (BOK Center) – located downtown, a 19,199‑seat multi‑purpose arena covering 565,000 sq ft. Arvest Convention Center – located in Tulsa’s Arena District, a modern 275,000‑sq‑ft flexible meeting space owned by the City of Tulsa.

Responsibilities

Oversee daily operations and maintenance of facilities, infrastructure, and all systems.

Establish and maintain effective relationships with staff, vendors, and subcontractors.

Participate in development and administration of operations and capital budgets.

Oversee event set‑up and tear‑down logistics.

Direct contractors, engineers, and architects on building projects.

Act as liaison with City of Tulsa for compliance, permits, and inspections.

Recruit, train, motivate, and evaluate staff; coordinate staff training and discipline.

Order and maintain supplies within budget.

Verify processing of employee timesheets and cost allocation.

Develop Capital Improvement Project reports.

Represent operations in internal and external meetings.

Implement standard operating procedures and preventive maintenance programs.

Organize and execute training and safety programs for staff.

Prepare and present staff reports.

Maintain cost records and estimates.

Ensure health and safety compliance with OSHA regulations.

Maintain hazardous materials communication program and safety data sheets.

Develop and update comprehensive management reports and manuals.

Continuously improve operations, reduce turnaround times, and streamline processes.

Conduct operational studies and recommend program modifications.

Maintain working relationships with stakeholders and facility users.

Perform other duties as assigned by General Manager or VP.

Qualifications – Supervisory Responsibilities

Direct and schedule all aspects of operations including crew, housekeeping, and temp staff.

Manage subordinate supervisors; responsibilities include hiring, training, performance reviews, and discipline.

Develop and maintain harmonious relationships with all departments.

Qualifications

Demonstrated knowledge of physical plant management and crew supervision in facility operations.

Experience in a public facility strongly preferred.

Knowledge of public facility maintenance programs (construction, mechanical repair, groundskeeping).

Budget preparation and control knowledge.

OSHA requirements knowledge.

Basic knowledge of boilers, chillers, refrigeration, ice making, fire alarm/protection.

Event presentation and production knowledge.

Knowledge of federal, state, local laws, codes, and regulations.

Experience with facility operations such as drayage, decorators, housekeeping, trades, waste disposal, electrical.

Advanced proficiency in Microsoft Office (Excel, Word, Outlook).

Current awareness of event staffing and supply shortages.

Equipment safety knowledge.

Ability to supervise others.

Strong communication skills, respectful, team‑oriented.

Proficiency in reading, writing, speaking English.

Flexibility for variable schedule: evenings, weekends, holidays.

Excellent customer service skills.

Education & Experience

B.S. or B.A. from an accredited college/university.

5–7+ years’ experience in full‑time facility operations management in the public assembly industry (stadiums, arenas, convention centers).

Computer Skills

Proficient with Windows, Microsoft Office; operation of standard office equipment.

Physical Demands

Employee will frequently lift and move equipment, stand or walk for extended periods, and may need to lift up to 50 lbs. The role often requires over 40 hours per week.

Work Environment

Primarily indoors; noise level minimal to moderate on non‑event days, moderate to loud during event days.
