The Development Division is a leader in luxury pre‑construction sales and marketing. It represents iconic new developments and renowned brands worldwide.
The Division is hiring a Director of Sales to lead the sales program at one or several new developments, reporting to the EVP of New Development Sales. The Director will onboard and manage sales agents, manage the CRM, report sales gallery traffic, present purchase offers, oversee the contract signing to closing process, run weekly developer sales meetings, work with marketing to create effective sales and marketing programming, and design, develop, and execute strategies to improve overall sales performance.
Responsibilities
Monitors and analyzes sales and market trends.
Develop and execute strategic sales plans to drive revenue growth for luxury construction projects.
Provide guidance on the opening and closing of sales centers and model units.
Lead and influence a successful and experienced team of salespeople.
Build, manage, and maintain a high-performance team through talent recruitment, coaching, and development.
Ensure the management of the purchase/sale process is strongly maintained by the sales team.
Lead the sales process from prospecting and lead generation to closing deals and managing client relationships.
Liaise with internal departments to ensure inventory levels are adequate and price points remain profitable.
Ensure the sales center presentation and marketing appeal are flawless.
Ensure services offered align with ONE Sotheby’s brand values.
Achieve targets for revenue, profitability, and sales growth.
Monitor opportunities to adjust sales prices to maximize profit.
Maintain consistent daily communication with all parties involved in each transaction.
Provide regular reports and updates on sales activities, pipeline status, and revenue projections to senior management.
Work with EVP of Sales, Marketing Director, Research, and VP of Operations to develop and implement complex sales and marketing strategies, inventory controls, incentives, media plans, etc.
Represent the company at industry events, networking functions, and trade shows.
Manage third-party sales tools including MLS and CRM systems.
Stay informed about market trends, competitor activities, and industry developments to identify new opportunities.
Requirements
Strong real estate industry experience with sales leadership success; new development/new home sales preferred.
Active Florida real estate license required.
Proven ability to communicate sales strategies and presentations across multiple channels and with diverse clients.
Strong leadership and mentoring mindset with a record of success and a healthy on-site team culture.
Excellent interpersonal communication skills; bilingual (English/Spanish) preferred.
Entrepreneurial and structured thinker/doer preferred.
Prepared to share sales success stories and examples of significant situations handled differently.
