Compensation:
Compensation is experience-driven and aligned with the current PM team structure. Top of range is reserved for candidates with direct restoration, façade, and waterproofing experience.

Company Overview: Tiello is partnered with a well-established commercial contractor in the Dallas market specializing in restoration, façade repair, and waterproofing systems. This team delivers technically complex projects across commercial and institutional assets and is continuing to invest in experienced Project Management talent to support sustained growth.
Role Summary: The Project Manager will own projects from award through closeout, serving as the primary driver of execution, coordination, and client communication. This is a hands‑on, builder PM role that blends project management, preconstruction support, and field coordination.
This position is best suited for a Project Manager who can step in with minimal ramp‑up and immediately manage restoration, façade, and waterproofing scopes without heavy training.
Project Types:

Key Responsibilities:
Manage multiple projects simultaneously from contract award through closeout
Analyze drawings, specifications, and scopes of work
Develop schedules, deadlines, and procurement plans
Perform takeoffs and support estimating during preconstruction
Collect and validate vendor pricing
Manage submittals, RFIs, change orders, and shop drawings
Coordinate daily with foremen and field crews
Conduct site visits and inspections as required
Serve as the primary client‑facing contact with owners and engineers
Manage project closeout, punch lists, warranties, and final documentation
Qualifications / Requirements:
Ability to read and interpret commercial plans and specifications
Working knowledge of OSHA requirements and jobsite safety
Technical understanding of waterproofing systems and installation methods
Highly organized, self‑directed, and able to manage bidding and active projects concurrently
Procore experience strongly preferred (expected)
GC license or strong GC background preferred
Must be authorized to work in the United States
