Director of Estimating and Preconstruction | Commercial Construction Base pay range: $180,000 – $220,000 per year.

Key Responsibilities:

Leadership and Team Development:

Build, lead, and scale a centralized estimating and preconstruction team supporting multiple regional offices.

Recruit, mentor, and develop high‑performing professionals while establishing a sustainable departmental structure.

Define and implement standardized estimating processes, tools, and workflows across the organization.

Preconstruction Management:

Oversee the full preconstruction lifecycle from conceptual budgeting through GMP and hard bid estimates.

Direct feasibility studies, constructability reviews, design coordination, and early project planning.

Manage bid schedules and workload planning across multiple concurrent projects.

Collaborate with operations, business development, and executive leadership to align strategy and resources.

Client Engagement and Strategy:

Serve as a primary client contact during preconstruction phases.

Present budgets, schedules, and value engineering options to owners, developers, and design teams.

Provide strategic guidance during pursuits, interviews, and early project decisions.

Support work acquisition through relationship‑driven engagement and technical leadership.

Estimating Oversight and Market Intelligence:

Supervise conceptual, schematic, and detailed estimating efforts across all trade scopes.

Maintain historical cost data, regional pricing benchmarks, and lessons learned.

Monitor market conditions, labor availability, and escalation trends to inform pricing strategies.

Build and maintain strong subcontractor and supplier relationships nationwide.

Qualifications:

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field, or equivalent experience.

Minimum of 8+ years of experience in estimating and preconstruction, with proven leadership responsibility.

Experience building or leading preconstruction teams in a multi‑office or national environment preferred.

Strong client‑facing experience presenting to owners, developers, architects, and consultants.

Ability to manage complex workflows, schedules, and multiple active pursuits.

Proficiency with estimating and takeoff tools such as On‑Screen Takeoff, Excel, and industry‑standard estimating software.

Experience across commercial sectors including retail, multifamily, hospitality, and mixed‑use.
