About the Role The
Construction Site Superintendent
will oversee day-to-day operations of the construction site, ensuring the project is delivered on time, within scope, and to the highest quality standards. This role is focused on field coordination, quality control and communication between ownership, design professionals and subcontractors. The Superintendent will monitor the work of licensed and insured trade partners to confirm it is performed in accordance with the approved plans, specifications, and schedule.
The ideal candidate has strong field experience, excellent communication skills, and a proven track record supporting commercial construction projects as an on-site representative for an owner, developer, or general contractor.
Key Responsibilities Project Oversight & Field Leadership
Provide a consistent on-site presence as the
owner’s representative .
Monitor day-to-day construction activities
for conformance with the plans, specifications, and contracts.
Collaborate with the project manager, engineers, and ownership to keep field work aligned with project goals.
Proactively identify coordination issues between trades and help facilitate resolutions.
Scheduling & Coordination
Assist in
implementing and maintaining
the master construction schedule created by the project manager.
Prepare and review
weekly look-ahead schedules
with subcontractors to coordinate manpower, deliveries, and inspections.
Coordinate staging, deliveries, and equipment placement with subcontractors to minimize conflicts and downtime.
Quality Control
Review construction documents and shop drawings for field clarity.
Conduct regular site walks to
observe and document
that materials and workmanship comply with the contract documents.
Identify deficiencies, document them, and
coordinate with subcontractors
to ensure timely corrections.
Maintain photographic documentation of progress and key assemblies.
Safety Coordination & Compliance Monitoring
Verify that each subcontractor is
implementing its own safety program
and complying with OSHA, state, and contract safety requirements.
Participate in and help coordinate site-wide safety orientations or meetings led by subcontractors or designated safety personnel.
Perform regular site walks to
identify and document
observable safety issues; promptly notify responsible subcontractors and the project manager.
In the event of an imminent hazard, request that affected work be paused and immediately escalated to ownership/project management.
Maintain basic records of reported incidents and corrective actions as communicated by subcontractors.
Communication & Documentation
Maintain accurate field records: daily reports, weather logs, photos, delivery logs, and key conversations.
Lead or participate in weekly subcontractor coordination meetings and maintain concise meeting minutes.
Communicate updates, potential delays, and field issues to the project manager and ownership in a timely manner.
Monitor subcontractor performance and adherence to scope, sequencing, and schedule commitments.
Serve as the
primary on-site point of contact
for subcontractors for coordination questions and field clarifications.
Help troubleshoot on-site issues and remove barriers to progress by coordinating with design team and ownership.
Communicate jobsite rules and safety expectations to subcontractors and
report non-compliance
to the project manager/ownership for action.
Confirm that the site remains secured with appropriate fencing, signage, and traffic control as required by the project documents or local jurisdiction, and coordinate with subcontractors to address gaps.
Monitor and coordinate temporary protections to safeguard completed work from damage and weather.
Identify unforeseen field conditions and work with the project manager, design professionals, and subcontractors to coordinate resolution strategies.
Inspections / Closeout
Coordinate required inspections (city, special inspections, testing agencies) with subcontractors and the project manager.
Attend inspections and testing as the owner’s representative,
document outcomes , and follow up with subcontractors on any required corrective work.
Help gather O&M manuals, as-builts, warranties, and certificates from subcontractors and deliver them to the project manager.
Assist in creating and tracking punch list items until completion.
Additional Responsibilities
Respect the independent roles and responsibilities of each subcontractor and avoid directing their specific means and methods of construction.
Represent the company professionally with all stakeholders.
Maintain confidentiality and high ethical standards.
Perform other duties as needed to ensure successful project execution.
Required Skills & Experience
5+ years of construction experience with 2+ years in a superintendent role
Strong background in ground-up commercial or self-storage construction
Proven ability to read and interpret blueprints, plans, and specifications
Experience coordinating with subcontractors and vendors
Excellent communication and leadership skills
Deep understanding of OSHA and construction safety best practices sufficient to
recognize hazards, coordinate with subcontractors and elevate concerns appropriately .
Tech-savvy with basic proficiency in email, project management tools, and mobile apps
Bonus Skills/Qualifications
Prior experience managing self-storage construction projects
Knowledge of local building codes and permitting in Texas
Familiarity with Procore or similar construction software
Key Performance Indicators (KPIs)
Schedule Adherence : Field work generally tracking to the agreed schedule, with variances communicated early and accurately.
Safety Coordination : Timely reporting and documentation of observed hazards. Prompt communication with responsible subcontractors and project managers. No unaddressed or repeated safety issues after being identified.
Quality Assurance : Minimal punch list items at closeout.
Subcontractor Performance : Work completed on time and to standard.
Documentation Accuracy : Daily logs and reports kept up to date.
