Maintenance Supervisor – Independence Park
RangeWater is looking for a Maintenance Supervisor to oversee technical and mechanical work that ensures building cleanliness, safety and overall functionality. The role requires managing a maintenance team, maintaining inventory, and ensuring property standards.
Responsibilities
Lead and evaluate the maintenance team, including hiring, training, and performance reviews.
Oversee the “Make Ready” process from beginning to end according to company policies.
Respond to resident service requests, diagnose defects and complete repairs following safety and code standards.
Inspect work performed by service team members and contractors to verify quality and adherence to specifications.
Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies within budget.
Assist Community Manager in developing the maintenance budget and capital expenses.
Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
Ensure safety, cleanliness and general appearance of the property; report any mechanical or electrical equipment malfunctions.
Address customer complaints and issues; perform other duties as assigned.
Qualifications
High School Diploma or GED; technical degree preferred.
1–3 years of proven supervisory experience managing subordinates in maintenance.
1–3 years of experience in apartment maintenance or equivalent; 2–3 years preferred.
Strong communication skills with ability to connect to people at all levels.
Proficiency in internet, word processing, spreadsheet, and database management programs; strong property management software proficiency (Entrata, Yardi, One Site).
Valid driver’s license.
EPA Type I/II or Universal refrigerant recycling certification, Certified Pool Operator or Certified Spa & Pool Operator, and any required state/local certifications.
Physical capability to push, pull, lift, carry weights up to 20 pounds independently and 50 pounds with assistance; ability to stand, walk, reach, climb, stoop, squat, and sit as needed.
Willingness to work flexible schedule including evenings, weekends, and holidays.
