Position Summary The Maintenance Manager coordinates with the Community Manager and Assistant Manager to increase net operating income by maintaining the exterior and interior of the property at or below approved budgets. The role focuses on timely, safe repairs, resident retention, and budget management.
Responsibilities
Supervise maintenance staff and develop a skilled team of technicians.
Maintain operating budgets, secure competitive bids, and process purchase orders.
Prioritize and manage work orders, ensuring timely completion and resident satisfaction.
Oversee maintenance, cleanliness, and safety, ensuring compliance with fire, safety codes, OSHA regulations, and construction projects.
Troubleshoot HVAC, electrical, plumbing, and other systems to maintain functionality.
Respond to emergencies, liaise with the property manager, and maintain meticulous records.
Implement preventive maintenance plans and maintain a safe, drug‑ and alcohol‑free workplace.
Mentor and train the maintenance team to enhance skills and service delivery.
Education and Experience
High school diploma or GED – Preferred
Two years of multifamily maintenance experience and/or training (or equivalent education).
Minimum of one year supervisory experience – Preferred
EPA certification required; CPO – Preferred
Proficiency with Microsoft Office Suite and project‑management tools.
Valid driver’s license – Required
Qualifications Physical Requirements
Must be able to walk, stand, climb stairs or ladders, and access various areas.
May be required to push/pull items, lift up to 50 lb, bend, stoop, or kneel.
Must have dexterity to operate tools, read blueprints, and use computers.
Must see, hear, and understand communications.
Work Environment
Site‑based role requiring time outdoors and exposure to elements.
May work in confined spaces, heights, and potentially hazardous areas.
